Pros:
The super, Shaban, is hands down the best super I’ve ever had in my 17 years living in NYC. He’s kind, responsive, and goes above and beyond. The neighbors are also mostly friendly although there are a couple with very aggressive dogs who act like it’s no big deal when their massive 100 lb dog goes for my 60 lb dog’s throat when we run into each other in the entrance.
Cons:
The building is old, which in itself is not a problem, but it is when it means the walls are fake and not insulated, the ceilings are crumbling, the appliances barely function, and it feels like everything is hanging on by a thread. The walls are so thin that when I’m in my bedroom, I can literally hear the word for word conversation my neighbors are having in their kitchen. The buzzers are also super old, break all the time, and are in completely inconvenient locations, likely due to how they wound up splitting up the apartments at one point.
Advice to owner:
Please just make some upgrades. Add insulation to the walls and ceilings. Get a new buzzer that calls our phones instead of emitting a terrifying loud noise in a part of our apartments that’s not convenient to get to, which means the delivery guys ring the buzzer multiple times before we can get there. Fix the cracks in the walls and ceilings where bugs can get through. For gods sake please give us working appliances from this century. I love the location and the super but many of these factors make it not worth the rent, which although cheap, is not so in comparison to other buildings in the area that have actually had updates in the last 25 years.
