Mixed bag, greedy rude management company

Pros:
Great location. Great water pressure. Good service on appliances.
Cons:
Horrible issues with leaks.
Grossly insufficient heat - they are baseboards. Extremely expensive to run and does not keep the apartment warm.
The management company is rude and condescending whenever you need to speak with them.
They will jack up your rent significantly when renewal comes. Some neighbors are rent-controlled and suspect that many 'market rate' units in the building are in fact rent-stabilized.
The trash area is disgusting.

Neighbors are fairly quiet and nice
Cons:
Halls are smelly and dirty. Cluttered under stairs. Dog poop in halways.

So many rats I'm afraid to enter or leave after sundown. I just run and play loud music.

You can't reach owner and building manager is rude and unhelpful.

I've requested repairs months ago that were never fulfilled.

Radiators not drained so the loud noise of the heat coming up wakes me up 2-3 times a night over the winter and i still need space heaters.

Packages always stolen since they promised to put in a new intercom system over a year ago and in the meantime everyone has the code to enter the building. I had to get PO box and residents have filed multiple police reports.

My apartment was so cheaply renovated the grout cracked within 2 months, tiles came loose, paint chip always need to be swept up, and my windows fall off the hinges if i try to open or close them.

Owner is super shady in raising the rent right before signing or extending.
Advice to owner:
He owns multiple buildings and it's his side hustle. He doesn't care as long as he can charge max rent. He put one lady in charge of a bunch of units and doesn't properly supervise the superintendents.
