Good and Bad Near The Park

Pros:
-Proximity to B/C train station and the park is unbeatable -Quiet residential area around building -Neighbors are friendly and lots of families with kids -Laundry in building is cheap (5/6 dollars per load on average) and never too busy -Grocery store 3 blocks away
Cons:
-Package theft an occasional problem - I had 2 different packages stolen and others in the building had as well. Not sure if it was someone living in the building or if it was an outsider. -Live-in super is very kind but is incredibly old and has trouble hearing + performing intensive tasks efficiently -Pest control needs to be more frequent in this building - I had a roach problem on and off for months in my kitchen and saw others had mice and spider problems -Vestibule almost always smelled like piss and building was very hot in the summer -Heat temperature in unit is uncontrollable and extremely loud cracking/popping pipes that woke me up at night sometimes -I dealt with 2 different leaks in my bathroom ceiling and wall within a 3 month span and the response to fix it was very very slow
Advice to owner:
Get a younger super, install cameras in the vestibule for building/package security

The Worst!

Pros:
Elevator, laundry in building, next to CP
Cons:
Loud, unsafe area, cockroaches, flys in basement, landlord is constantly absent, no communication, heat and hot water constantly breaking, intercom system is bad, PACKAGES ARE CONSTANTLY GETTING STOLEN! No surveillance system, manager is absent
Advice to owner:
Get better! This place is a shit show! Every week is a new problem!

Excellent value in a fantastic area

Pros:
Small, neighborly, super close to conveniences including subway, cafe amrita, grocery store, Starbucks, liquor store plus a stone’s throw from UWS and Harlem. Opposite Central Park.
Cons:
Unfriendly super, recurrent roaches. Intermittent, 1 every 2-3 months. W108 can be noisy during summer months with young men hanging out on the street
