Great experience overall!

Pros

The neighbors who I met were very nice I had an apartment in the middle of the building and didn't hear any street noise Prices were affordable The super was pretty responsive

Cons

Occasionally found cockroaches inside Lots of rats outside (but thankfully never inside despite being on the first floor) Pretty much no sunlight in my back bedroom

Yes, all over NYC, here too.

Yes. There is a very bad rodent infestation. The landlord doesn't maintain the trash properly, so there are always rats eating garbage. It's impossible to put your trash in the bins without encountering as many as 40 rats in a single bin. The area also reeks of rat excrement.

No. The street was a mess when I lived there. A drug dealer hangs out right outside near where the kids play.
