Low Maintenance Oversight

Pros:
Great location near the park. Good mix of new and old neighbors.
Cons:
There is very little active management of the building. Super is not on site. Common areas are not well kept. Garbage situation has improved but is still very rat-infested. Online complaint management is not responsive.
Advice to owner:
Someone should walk the building on a daily basis.

Pros:
was there aug 2020-may 2021, we had the cheapest rent ever, I liked having an elevator!
Cons:
the landlord was unresponsive and would show up unannounced, there were rats everywhere outside, the street was so loud with music that often I couldn't sleep until 2am

Avoid this building

Pros:
There aren’t many. The building has been owned by a succession of neglectful and/or absent landlords. The current landlord is the worst I’ve seen.
Cons:
Rats infest the decrepit garbage containers in front of the building. Roaches, mice, and rat infestations are chronic inside the building. The maintenance is poor and that’s exacerbated by the fact that there is no super. Management takes months to respond to requests or doesn't respond at all. Water is either scalding hot or freezing cold. Huge theft problem with packages constantly being stolen.
Many of the units are illegal SROs (hint: if you have more than two roommates you are unrelated to, you are living in an illegal SRO).
Finally, the wiring in this building was installed in the 1930s, it is just a matter of time before there is a fire in the building due to faulty wiring.
Advice to owner:
Sell the building to a competent owner.

Old building but nice location

Pros:
The location made my stay worthwhile being super close to Central Park. Nice local restaurant and bodega owners and really nice community. Very safe building with elevator
Cons:
Since this is a very old building, the heating didn’t work very well in the unit I rented. Also the elevator was very slow so maintenance needs to improve condition. Also they need to have pest control since there were cockroaches sometimes in our unit
Advice to owner:
Improve heating condition and clean up

•Building lobby and stairwell are always dirty •roaches on lower floors •Bldg Management never responded to us about our in-unit washer/dryer issue

Water pressure okay
Cons:
Leaks from ceiling that didn’t get fixed. Hot water either not working or 160 degrees. No heat. Roaches. Management doesn’t respond. Broken washer not fixed for 6 months.
Advice to owner:
Do your job

Disgusting Building, Horrible Management

Across the street from Central Park, around the corner from train station
Cons:
Roaches walk next to you, rats open the door for you. Management never answers. Leaks, inconsistent water pressure and heat you name it. Save your money don’t live here. Also avoid a woman named Silvia on the 4th floor, she’s horrible, curses at other tenants, is racist, and illegally rents her rooms to people for money. She’s lived here for over 20 years. She has direct contact with the super as well! Still does nothing! This entire building needs a renovation. Elevator is out every other month.
Advice to owner:
Pick up your phone!! Check on your tenants!

Terrible Landlord/ Superintendent

Pros:
Nice neighbors, very close to Central Park. Relatively quite tenants and a working elevator which is nice.
Cons:
Hot water works about every other day. Have contacted landlord about issues with apartment for months and no response, they simply don’t care.
Appliances broken/ not working from beginning of our lease and nobody has came to fix them.
We have had water leaking from our ceiling lights and nobody has bothered to check it out. Constantly see roaches/ bugs everywhere in the building.
Advice to owner:
Please respond to your tenants and keep up with the promises in the lease. There are many dangerous and unsafe issues with my apt that haven’t been checked out.
