Pretty good, probably different property management now

Pros:
This is a very nice building with great apartments that I could only afford because of a pandemic deal. Awesome neighborhood and location close to subway, park, bars, and restaurants. The super (Ederick) is extremely responsive and very professional and good at his job.
Cons:
The management company while I lived there (Silverstone) was ruthless in how they raised our rent over $1000 in 2022, forcing us to move. They had no remorse and made our move more complicated by forcing us to use a moving company and sign a COI. There was also a leak in the ceiling that required a hole to be cut out to repair. They then placed plastic over the hole and left it like that for 6 months until we complained that roaches started to accumulate on the other side of the plastic as the weather got warmer! Definitely out of the ordinary for this building (I think) and we just got tired of asking when it would get repaired.
Also, although the location is great, it's not the safest. Sure, it seems gentrified and busy, but at night be careful walking home by yourself. I was physically assaulted twice and made to feel unsafe on a regular basis. Unfortunately I think this is because there is a homeless shelter nearby on 110th and some unsavory people like to hang out in front of the apartment entrance because of the 24 deli below us (awesome deli though!).
Advice to owner:
Have more common decency and respect for your tenants. Don't raise rents just because you can. A good tenant that doesn't rack up repair and maintenance costs could save you more in the long run.

Decent place to live, but expensive

Pros:
The super is great, the elevator never has issues, neighbors are friendly, great location, apartments in the back are very quiet
Cons:
Lots of mouse problems (they come in through the holes in the walls from the heaters), some roaches, basement smells really bad sometimes, basement level backyards are not secure. Not well insulated despite an “A” energy rating - very warm even on mild days in the summer. We had to leave the building after two consecutive annual rent increases of $1,200+.
Advice to owner:
Some shelving for packages in the lobby would be great. Make the roof accessible.
