Overall Very Pleased

Pros:
This building is in a fantastic area right by Morningside and Central Parks. Miguel does a fantastic job of keeping it clean, and is such a friendly face to see around the building! I enjoy having a washer/dryer on the third floor. My unit has updated appliances and is relatively reasonably priced given all the other factors. I have really enjoyed my time in this building.
Cons:
The biggest con is that the heat in the winter is so inconsistent. On some of the coldest days it wasn’t on and it was unbearable to be inside my apartment. When reaching out to the super I was told that they don’t deal with it and I had to email the office, but then never received a response. Another thing is that you still have to mail the rent check, which is unreliable and archaic. There have been months where it doesn’t arrive at their office and I have to jump through hoops to make sure it gets paid. We have had some issues with mice and cockroaches, and while it did take some persistent pushing on our end the building did work to get rid of them. We haven’t seen signs of them since. The only other thing is that there is a boarding school in the basement, so you can sometimes hear kids in the alleyway attached to the building. It sounds like they’re having gym class out there. This only happens during the school year and only occasionally. I’m sure the school is one reason the building is kept so clean!
Advice to owner:
I would say to have more communication with the residents. Specifically in regards to the heat in the winter- let us know when and if it’s going to be turned on OR if it’s not then tell us why. It might also be helpful to have your contact info posted in the building so we’re able to contact someone instead of digging through emails for someone who might or might not still work at your office. The only other thing is consider switching to an online payment platform. This would allow for people with roommates to all pay their parts separately instead of having to navigate venmo and checks. It would also eliminate the likelihood of checks getting lost in the mail. If you notice that a check hasn’t arrived a week into the month for a tenant who always pays on time it might be a good idea to tell them so they’re not left wondering, and can also cancel that one and send another one
