Hallways like an insane asylum in a horror movie

Pros:
Very nice/responsive super, community feel, great water pressure, high ceilings, large laundry room.
Cons:
They are not willing to make the building even passably nice. The hallways have wiring just attached to the ceiling and these weird temporary lights (that have been there for a long time, maybe years) that make the hallways look like an insane asylum in a horror film. The tiles in the hallway floor are ancient and cracked. It is embarrassing to have people over. The textured walls have years of grime build-up and wiring just running up the stairwells held on with electrical tape and ancient paint. There is plenty of space to have external storage or a bike room but they don’t. Some floors have a weird chemical smell. The elevator is new and is the nicest looking thing in the place, though it’s next to the service elevator, which looks terrible (old glue from long torn down signs, etc) on every floor. In places, the building exterior has aggressively peeling paint and rust, maybe what tenement living would have looked like. And with all this they still raise rent.
Advice to owner:
Invest more in keeping the building up.

Pre war UWS charm with a great super

Pros:
Edwin is a wonderful super who gets to know everyone in the building. He is easy to get ahold of and cares about the people in the building.
The apartments are large and have old pre war UWS charm.
Elevator in the building and laundry in the basement.
No electric cost but flat fee per ac unit in apartment.
Cons:
Laundry often had issues (at least you could get refunded if it didn’t work though)
Management (not super) were difficult to connect with and ignored issues (floor was coming up and didn’t do anything until formal complaint submitted to city)
Leaks and old building issues
Inconsistent rent increases
Advice to owner:
Update apartments if you want to do large rent increases

Bait and Switch

Pros:
Pre-War construction and allows pets.
Cons:
Extremely difficult to get basic service repairs completed. Told if made 311 complaints lease won’t be renewed. Rents are not equal between apartments- very suspicious.

nice people living here, great location
Cons:
things break all the time, unresponsive management with little consideration for the renters, building is old and run down, a lot of noise (constant ambulance and church bells) with noise leaking windows, very hot in the summer. So glad to be out of there.

Run far AWAY!

This building is FALLING APART and all management does is patch-up work.
In December 2023 alone, my toilet overflowed twice (my sister and I were cleaning up feces until 3am) and the elevator broke down twice. The freight elevator was also not working.
When I lived here from 2017-2018, we didn’t have gas for about 6 months at least.
The heating is BLASTED for no reason. I woke up last night and my bedroom was 80 degrees.
Management SUCKS. They’re unresponsive, slow to “fix” things, and they love hiking rent for no reason.
Advice to owner:
Be responsive to your tenants and invest in this building

OK building....management not great

Pros:
The super Edwin and the building staff are great. Edwin goes above and beyond. Unfortunately they are sometimes limited by the management to what they can do.
Cons:
Just some maintenance issues that the management/landlord take awhile to deal with. Elevators out for almost a year. Other elevator issues all the time. Laundry room out for almost a month. Not enough washers and dryers given the size of the building. Doorman isn't always there because they are tasked with doing other things, so you are paying to live in a doorman building when the doorman is often not there. My dry cleaner won't deliver to me unless I'm home because they insist I don't have a doorman.
Advice to owner:
Doorman should always be there during doorman hours. Take care of issues immediately.

Decent place with good number of young families

Pros:
Building staff, including the super, are generally nice people.
Electric is included in rent ($20 surcharge/month if you have a window AC unit).
Putting up garbage rooms on each floor a few years ago was a welcome addition- previously garbage waited in the hallway until the end of the day to be picked up.
New elevators as of 2022 (finally).
Rents are fair. Lobby is clean. Laundry room in the basement gets the job done. Tenants in the building are largely good, respectful people.
Cons:
Work orders (unless emergency) are slow to be responded to as staff is slow (or some would say building is understaffed). Some of the staff seem to care more than others.
Elevators have been too spotty (for at least the past 5 years) until new ones were finally put in place this year.
It seems that management pushes back hard on putting $$ into the building.
Management can (read should) be more responsive to the voices of the tenants than they are.
Advice to owner:
The elevator problem(s) should have been solved sooner earlier than it was.
Each floors' hallways should be cleaned once in a while.
I don't have a need for one, but it certainly seems that there is enough space for a bike room in this building.

- Somewhat friendly neighbors
- Pet Friendly
Cons:
- They don’t repair ANYTHING
- Plumbing is decent
- there’s one doorman who doesn’t help at all
- If you have a problem in your apartment, expect to fix it yourself. Building management doesn’t fix anything correctly; very half-assed
Advice to owner:
Respond better and actually do the job when it comes to fixing up an apartment; Reseal windows, fix floors, actually fix the problems instead of letting them get worse
