Fantastic building full of respectful Columbia students

Pros:
Building is really great all around and offers easy access to the 1 train. Elevator and laundry in basement.
Cons:
The heat doesn’t have manual control so if it gets too hot on the warmer winter days you just have to crack a window.
Advice to owner:
You rock!

Water heaters are done for or too high
Super very unhelpful and tried to avoid everything
Water was coming out of my wall if i tried to change the water heater and they just said don’t turn it

Slow super, not well maintained building

Pros:
Generally pretty quiet, if you like heat the building is very warm in the winter. My owner was responsive, but I generally didn't interact with them.
Cons:
Building doesn't seem well maintained so lots of problems pop up over time, super isn't very responsive so it feels like problems don't get fixed. Lots of previous DOB violations. Package theft common.

Great building, great apartment, great people

Pros:
The building was cleaned regularly and is in good condition. The super is extremely friendly and responsive. Irina, who is the broker with whom I signed the lease, was always extremely professional. She is responsive, helpful and you can count on her to fix whatever needs to be fixed.

The landlord in 1B is very nice and the rooms in the apartment are well maintained for the most part
Cons:
The rooms are small. Some of them less than 10x10. If you don't have a lot of stuff you can maybe make it work, otherwise not.
Advice to owner:
I don't know who owns the whole complex but for the apartment owner of 1B, keep being a nice person :)

They closed the access to rooftop :( Also in my apartment we couldn’t open windows in the living room because of AC

Good location, close to 1 train.
Cons:
Literally the worst place I’ve ever lived. The property manager just waltzes into the apartment whenever she pleases, then sends berating text messages to the whole household if the dishes aren’t done.
Advice to owner:
Get a new property manager. I can’t wait for my lease to be over.

Apartments owned by different landlords, overall a good building

Apartments are owned by different people- Irina (property manager) and Tomer (my unit’s landlord) are great, neighbors generally quiet but occasional loud parties
Cons:
Some issues with mail theft, super is not always helpful
Advice to owner:
Overall a good building, would be great to have a more secure mail system

This is a very nice building, each apartment is owned or managed by a different person since this is a coop, so make sure who you’re renting from. the super lives in the building and my owner - irina, is super responsive to anything we ask, she responds to email very fast and specially in the last year has been more then understanding with everything that has been going on. Defiantly recommend if Irina is the manager of that apartment. Elevator building with a brand new laundry room.
Cons:
Super sometimes can be hard to understand his English. But owner helps with that.
Advice to owner:
Irina should manage all the units

Pros:
This building is a co-op and each apt is owned by a different person. So the “landlords” vary greatly. I lived here for two years while I was a grad student at Columbia. Most of the units are filled with Columbia University students. My landlord was fantastic: very responsive and would buy us anything we asked for. I had friends in other units who had not-so-great landlords, although overall I would say everyone I knew had a responsive landlord (most of the owners don’t own huge real estate conglomerations so they tend to be regular people and therefore pretty solid). So just make sure that you get a good vibe from your landlord/the owner of your unit if you do rent here. The building itself is solid: pre war, good bones, etc. It’s very close to Columbia and I liked the community of students.

The super is fine but doesn’t speak much English. He is responsive though.

Better for students/first apartment situations

Pros:
Very clean, elevator in building, trash room and laundry room were immaculate. My unit in particular had a large bathroom and large kitchen. Super is fine, pretty responsive and lives in the building. No issues with pests. Extremely convenient for the subway and grocery store!
Cons:
Noisy neighbors (Columbia students) liked to hang out in the courtyard at 2am. The way the building is shaped, everyone can hear everything, it echoes. The bedrooms in our unit were a weird layout and not much natural light but this probably isn't the case for every unit, just the 3bedroom in particular. There were some safety issues with the front gate and front door being unlocked a lot as well as a lot of package thieves.
Advice to owner:
The door should be locked more often, signs in the courtyard to help with the noisy neighbors.

Pros:
Nice area, subway is super close, and didn't have any major maintenance issues. Building is clean, and there are a lot of laundry washers/dryers. Area is quiet for the most part, and there are both street and apartment facing windows.
Cons:
One cockroach seen and super isn't the friendliest. He didn't fix our lights or a water stain, but came quickly for other issues. Packages get stolen in the lobby. Living room/some bedrooms get pretty cold during the winter since the radiator isn't that strong.
