Decent, Not great

Pros:
Large floorplans, close to the 1,2,3, laundry, high ceilings
Cons:
Very little pest control, loud neighbors, ongoing issues with mold, water leaks, unresponsive management, neighbors let dog pee and poop in alley causing all units to smell like dog pee when windows are open, very poor heat in units, poor upkeep, no outlets, poor light on the 3rd floor when you think we would have it, loud downstairs neighbors, ongoing mice infestations, management doesnt take concerns seriously, occasional package thief, intercom and door buzzer don't work, 311 is at the building regularly, washer/drier rarely works right.
Advice to owner:
actually maintain your building, and dont let the super do all the work himself, hire professionals for a change

It’s ok - the pros mostly outweigh the cons.

Pros:
3 blocks from the 1. 6 min walk to Riverside Park and 10 min to Central Park. Super sorts garbage so recycling isn’t strict. Large common areas. Full sized kitchen. Washer/dryer combo in unit. Dishwasher. Hard wood floors.
Cons:
Not well maintained. Things aren’t fixed well - the issue will arise again and again (I.e mold in the bathroom, issues with windows and doors, etc). The foyer and stairs are rarely if ever cleaned. The super is unreliable - he must be asked multiple times consistently to get him to remember to come. Not great natural lighting.
Advice to owner:
Hire a repairman along with the super - things need to be properly fixed in a timely manner. Have them clean the foyer/entry way/hallways/stairwell.

Horrible Maintenance Responsiveness

Pros:
Large spaces, good light, great neighbors
Cons:
Horrible responsiveness, heat went out for two weeks, two years in a row. ”Renovated” appliances often required many many texts to get maintenance since they broke so often, the walls and ceilings are cracking, and the floorboards often fully come apart. No vents in the bathroom and black growth in every crack and on every surface.

Cons:
Management sucks. The only one that fixes stuff is the super (he’s great). But he’s not an expert. So if you have a serious issues you’re gonna get some half fixed thing

Pros:
Rent is not so bad, water pressure is good. I don’t have rats/roaches in my apartment. I know some neighbors have mouses. Heating works (maybe too much)
Cons:
You can’t manage the heating. Doors are a mess. Doesn’t look so good from the outside. Stairs need work.

Nice location, sub-par maintenance

Pros:
The building is located very close to parks and shops, beautiful flowers outside.
Cons:
The flowers are gardened by a tenant, but it gives off the wrong impression that the building is well managed. Maintenance problems will go unfixed if you don't constantly nag the super or get the property manager involved.
Advice to owner:
Hire professionals when things break.
