Maintenance Issues - some resolved

Pros:
Super and landlord responsive to fix / reglaze the bath tub
Cons:
There was lack of communication around a door lock situation due to a holiday weekend, putting us tenants on edge with the security of the apt.

Great building, mostly great neighbors

Pros:
Management is very responsive. When we had a mouse, someone was at our door within a day and got in *every* nook and cranny to plug holes. Two years later, we haven't had a single repeat issue. Similarly, when there was an issue with stairwell cleanliness, management began having the super mop the stairs once per month.
A pest control exterminator comes by once per month to check that nobody has issues.
Kitchen's appliances are big enough -- having seen how small some NY stoves/ovens, fridges, and dishwashers are, this is a cut above on that front.
Location is great (but you knew that from the address).
Cons:
They'll periodically gut-renovate apartments. If you work from home and/or spend time in the apartment during normal working hours (9-5, M-F), expect to be disrupted if this happens. To be clear, this has probably occupied no more than 2 months of our 2 years here.
While most neighbors are good (friendly, courteous, reasonably quiet), if you're in the back of the building, you'll likely hear people partying in the backyard some nights. On some occasions, this has been in the wee hours of the night, any night of the week (3 am on a Tuesday night, for instance). Because most of the building is students, these events tend to occur around the academic calendar and/or holidays, but of course, it can also happen around birthdays, etc.

Pros:
Pest control was great- we had a mouse once and the super came, did a thorough search, found/fixed a hole in the wall, we never saw it again (it’s been 2 years pest-free).
Cons:
Apartment faces rear of the building which is quiet until anyone has a party in the backyard. We used white noise machines. The inside of the building is pest-free but the whole block has rats after dark especially.

Pipe construction had our gas turned off for over six weeks. Construction also made our bathroom dusty and dirty and it took us hours to clean
Really bad cockroach problem
Gross laundry facilities. It has smelled like a dead rat for months. One of the washers has been broken for months
My roommates and I have had 4-5 packages stolen during our lease. We mostly use Amazon pickup facilities now
Advice to owner:
Improve the quality of the laundry facility
When doing construction inside of renters’ apartments, provide compensation of some sort
Develop a better method for packages
