Not worth it for market rate units

Pros:
Great location, a lot of long time tenants and Columbia students at the building.
Cons:
Building looks very aged and run down. Rusting fire escapes on the outside, dimly lit corridors, loose tiles on the stairs, crappy paint job in public areas.

Major issue with package theft, there are some shitty neighbors in the building who steal with impunity, largely because the landlord refuses to do anything (including cctv footage) unless there is a police report (good luck getting that from the NYPD).

Our apartment has a roach issue despite our best efforts to keep it clean. Landlord won’t do anything about it beyond sporadic ‘pest control’ efforts.

Our dishwasher has been broken for over three months.

Hot water is barely available.

Our living room heat baseboard was not functional for months, nor was our intercom.
Advice to owner:
Stop being a slumlord!

Hot, cramped, overpriced, full of vermin

Pros:
-Good location, right by the train and a 24/7 grocery
-Quiet neighbors since the party teens moved out
-Good water pressure and heat
-Didn't bust us for having a secret extra cat
Cons:
-Hella overpriced for the space
-Absolutely awful roach infestation, last month we weren't given a time frame for the exterminator so we missed them, month before that they told us the spray wasn't safe for our cats. I have to hide my toothbrush in my closet because I more than once found a roach on it, if I go into my kitchen right now I guarantee I'll see 5-6 roaches of varying sizes running around. It's disgusting and I'm ashamed to invite people here.
-Bars on the windows of my unit that make it impossible to install a window AC, insanely hot summer temps
-door buzzers sometimes broken for days at a time
-super sometimes ignores his texts and there's no other way to request maintenance except calling the office which is not millennial friendly
Advice to owner:
Do something more aggressive about the fact that the place is crawling with roaches, or at least tell us when the exterminator is coming and pick one that's pet safe

Dirty building and bad management

Pros:
Neighbors aren't terribly loud, apartment itself was in good shape.
Cons:
The building itself clearly suffers from the amount of trash there is on 109th Street. Dirty building, tons of rats, higher floors were better but still a dirty building. Rental agency is who you correspond with, and they are awful. Unresponsive, constantly have to follow up about issues that aren't solved.

Quiet but roach & rat ridden

Pros:
Good location for Columbia students. Nice neighborhood with lots of amenities and only steps from the 1 Line.
Cons:
Severe roach problem in the building and rat problem on the street. Management is fine, the super is responsive but had alot of issue with the apartment including leaks, roaches, mold and a couple of days without hot water.
Advice to owner:
Get the roaches and rats under control.

Proximity to 1 Train & Columbia. Relatively quiet.
Cons:
Huge rat problem on the street and in front of building. Huge roach problem in building. Constant leaks/need of repairs.

Pros:
Renovated appliances, no package theft, hot water and good water pressure, locked front door
Cons:
Some roaches, trash situation isn’t great so lots of rats outside at night, apartment was dirty upon move in, hallways are pretty outdated and dull.
Advice to owner:
Simple paint and cleaning would spruce up the hallways. Wish apartment doors would lock automatically. Trash situation needs some attention to help with rats.
