Decent building on UWS

Close to 123 subway. Live-in super takes care of repairs/maintenance.
Cons:
Bad management, noisy street, elevators break down from time to time

Excellent location, excellent apartment, excellent neighbors, and they installed a wall to make a third bedroom with no charge. Brand-new kitchen.
Cons:
Juan, the super is not nice and does not appreciate being called upon for things. If you really, really kill him with kindness, you'll get more than if you don't. The management was TERRIBLE when we didn't renew our lease. Turned incredibly nasty and vindictive and we didn't even break the lease.
Advice to owner:
Be nice?

Elevator. Neighbors were nice and quiet. Good water pressure and good rent price.

The unit was spacious and neighbors were mostly great.
Cons:
The super was extremely difficult to contact and communicate with; refused to help with issues that legally should be covered by super. Disregarded issues in the unit, meaning they would go on for months without being resolved.

I don't think I have ever had a worst terrible living experience, and I have lived in some truly terrible places. First of all, the communication with any of the personnel is as terrible as it can get. The landlord and superintendet are mysoginistic, always unavailable (not only have I never been able to speak to the landlord, but he hasn't even answered a single email I've sent), and straight out rude and unhelpful. Just how bad is it? Let me describe. The first few months of me living here the elevator was not working. The solution for this was to a) carry my AC unit 7 floors up the stairs or b) pay 70 USD to the super, cash of course, to let me use the service elevator. On top of this, even though the elevator was "repaired", it breaks every week or so. On top of this, we haven't had a laundry room for a few months and their solution is to "use the building next door's". Sure, under freezing weather 4 laundry machines can service 2 whole buildings, that makes sense. On top of this, my apartment hasn't had gas since nearly 1 month in when I moved in, and their solution was to tell me to buy portable electric stoves. No, that is not valid. We constantly have infestations of flies and cockroaches, walls are thin, and our packages are often misplaced or stolen. Overall, terrible, terrible experience. Please do yourself a favor and do not rent here, under any circumstance.
Advice to owner:
Listen to your tenants, care about the building, fire the administrator and fire the super.
