Terrible property management and amenities
Pros
Good neighborhood, natural light, close to subway.
Cons
Multiple leaks in different rooms within less than a year, hazardous wire outside of the building, not kept clean, management is condescending and rude and even hangs up the phone on you, old and run down amenities that technician (sent by management itself) confirms to be defective but management does not replace.
Everything you need to know
Pros
The super is fantastic. He cares. He’s reasonable and likely fox any issues you have. He’s patched up ceilings for me, replaced a shower head and answered questions as needed. The apartment stays warm. The building has solid walls. The garbage is well maintained. The floors are swept almost daily. The mail is usually secure. If there is nothing wrong with your apartment, you are in good shape, you’ll be happy living here. Should any significant happen where it required the landlord, you are in for a big headache.
Cons
If you EVER have a run in with the landlord, I feel terribly sorry for you. He is not a stand up guy. He is unreasonable and says he cares but doesn’t. He will make you have to harass him to get what you need. He is very stressful to deal with. No working cameras unfortunately. The heater is so hot its crazy and clacks loud but thats part of new york charm for old apartments. Theres ALOT of leaking in the windows. Ive taped it up to help. Half the building does face another building so it is dark over there, the other half gets sunlight in the front. Rent keeps sky rocketing every year and I probably won’t be able to afford another year. Getting ahold of the property management can be a pain. They have Never returned an email to me. The property manager will just try to get you on the phone so he's not responsible to his emails.
Advice to the owners
The building is nice, people will stay but you’ve had so many people in and out so often, because the rent becomes unmanageable. Isnt it more expensive to put in on the market and have it vacant? $300 hikes is a lot.
