do NOT move here
Former Tenant
Pros:
it was sometimes quiet
Cons:
Don't even know where to start. Everything that can be wrong with an apartment happened here. The entire building is infested with all sorts of pests - different species of cockroaches, silverfish, centipedes, pillbugs, and so on. We tried to seal every crack we could find and yet they still found their way in. The management found the cheapest possible (and useless) provider who just sprayed a bit of stuff around instead of solving the problem. The basement had garbage bins that had rats living inside them, so it was difficult to even take out the trash. In the winter, the temperature in our apartment got to 48 degrees and the management did not care or do anything, so we had to survive with no heat all winter. We discovered a large black mold stain that covered the entirety of our bedroom wall behind the headboard. The building had many college students who had extremely loud parties until 6 am. We kept having leaks in the bathroom. The management just never responds and it takes forever to solve any problems if they get solved at all. Moreover, for months there was unexpected construction on the roof that nobody EVER warned us about, so we had to endure unbearable drilling that kept happening directly above us. There were so many problems constantly that just never got solved. Living here was a nightmare and traumatized me horribly.
Advice to owner:
Get a soul - charging tenants $3700 per month so they can live in hell is diabolical. Quit this business and burn the building to the ground.

If you like roaches
Former Tenant
Pros:
New appliances and nice matte black finishes.
Cons:
Moved in 3 weeks ago and discovered a roach infestation in the apartment. Dead roaches in the trash area in basement. Feel so stupid for not checking for the signs before signing the lease.
Advice to owner:
Burn it down, there are so many roaches

Run the other way - total nightmare
Former Tenant
Pros:
The only pro is the location.
Cons:
Giant rodent problem and ongoing construction. The management is completely unresponsive and deceitful. They changed their name from TriArch to TriHill, look up both and you will see a serious history of tenant harassment, pattern of deregulation of stabilized units, rodent and bedbug problems. There were bed bugs, rats, I repeat RATs, mice and serious dust issues from construction. The management did not properly report bed bugs on the lease, seriously illegal and deceitful. Do not trust them, they will say that the building is luxury and on the ups. They “gut renovate” apartments to mask the underlying problems. It’s infested with bed bugs and rodents. The previous construction and opening of walls unleashed madness. I lived here during the pandemic and it was complete nightmare. Trust me it’s too good to be true. I thought I landed a steal with a rent stabilized unit here and was devastated.
Advice to owner:
Report your bed bugs and stop lying to people. Actually address the rat problem and stop leaving the front door open. The giant nest directly in front of the building is a huge problem, they literally come in through the front door.

several things I don't like
Former Tenant
Pros:
Close to 1 train, laundromat right below
Cons:
The superintendent was not very attentive. He usually just left everything to the garbage boy who was a little unfriendly. The building is quite old. I found a mice once and had water leaking from the ceiling. The building is right on Broadway so there was a lot of noises.
