The worst managed building on Riverside Drive

425 Riverside Drive (corner of West 115th street)
Cons:
There is chronic lack of heat, or no heat, from October through May, leaking ceiling and walls, idle scaffolding and no cleaning of the grounds outside. The laziest and most insolent management ever. The tenants are considering a class action lawsuit.
Advice to owner:
Start doing your job: provide proper heat, fix numerous leaks and outdated piping, clean the grounds, seal the walls outside.

Well-managed building with excellent staff

Pros:
Responsive staff, repairs completed quickly.
Cons:
It's a big building and lots of turnover, so there is a fear that strangers will enter. The staff are vigilant however and there was never a problem.
Advice to owner:
Keep the staff; they are unusually responsive and hard-working.

Pros:
Great building for families. There are students in the building but not an overwhelming amount. There are plenty of students nearby because this building is adjacent to several Columbia dorms, which means there is some street noise during the academic year. The doormen are very nice, accommodating and helpful. The super and handyman are fine but it can take some chasing to get repair work done. There is a beautiful roof deck.
Cons:
There is no online portal for regular maintenance requests within the building which I find annoying. There is a portal to escalate issues to the property manager. We do have pest issues, particularly in the summer, but we are on the ground floor so probably worse because of that.
Advice to owner:
Create more modernization in the resident experience. A spiral notebook at reception is not a great way to collect maintenance or pest control requests.

Nice building but greedy landlord

Landlord will raise rents above inflation every year even in the middle of the COVID pandemic which is utterly stupid. For this reason as of August 2020 they are about 10% empty
Advice to owner:
Your failure to negotiate lower rents with your tenants will cost you a few million on empty apartments or you will need to lower rents that will cost you quite a bit. In any case your tone deaf letter asking for an increase and threatening tenants will cost you.

Avoid the building and they steal your deposit

Pros:
Nice neighborhood although it is very violent lately. Quiet building, nice neighbors and the doormen are polite.
Cons:
The landlord would want to increase rents every year even in the middle of the COVID pandemic trying to squeeze tenants which leads to high rotation. Not responsive to problems and when you leave they will claim Any excuse to keep your deposit.
Advice to owner:
You are a cheater that was even trying to eliminate the doormen from the lateral entrance in order to save costs while increasing rents.
