Luxury Wannabe Rental Apartment Owned by a Slumlord

Pros:
Convenient location near subways and buses. Quiet street. Central air and heat. Large walk-in closets, and ample storage.
Cons:
The building is first never cleaned. In the multiple years we’ve been residing in the building, the common areas have never been mopped. No working smoke/carbon monoxide detectors in any of the apartments. No fire extinguishers in the building. The building management is non-existent. They have a ticket system online. Good luck getting any response or anything done. The “super” is useless. But that doesn’t matter, because work requests are never done. They love taking rent, and not doing anything.
Advice to owner:
Communicate with tenants and get work done.
