Pros:
In many ways, this is a great apartment. Unit is renovated / feels relatively new. Location is fantastic. Only one floor up, and a space to store your bike.
Cons:
Directly above a restaurant that occassionally decides to act like a club (i.e., brings in a DJ with portable speakers). Restaurant owners and staff are very nice, but not particularly considerate - be prepared for very loud music with heavy bass, even when the restaurant isn't open (e.g., early on Saturday morning when the team comes in to prep, early Monday morning when the team comes into clean, etc.).
Of course, having a restaurant has the more obvious / common downsides - be prepared for both mice and roaches.
This is a classic case of an owner-investor with absolutely no consideration for the neighborhood or occupants. Lived here for 3 years without a single interaction with either. Owner / Management team is comically unfamiliar with their own property (had to describe my apartment and clarify the number of bedrooms multiple times). This manifests itself in a less-the-ideal occupant experience, particularly when issues arise (e.g., refrigerator broke and was replaced with a refrigerator ~50% smaller in size because they had no clue what size the space was).
Advice to owner:
Realize you're in this for the money, but at least put forth the bare minimum effort to understand your own property and have a slight amount of empathy for your tenants.

Loud noise from below. Has pest all year round.

Pros:
Laundry in unit, plenty of light and storage space. Close to restaurants, train stations, supermarket, etc.
Cons:
The restaurant & bar below is so loud to the point where our floor shake, often gets loud early in the morning when they aren’t’ open and late into the night after their closing time, especially when their backyard is open.
We have had mice problem throughout the year and had to call the exterminator 4 times until they eventually found a large hole behind the washer & dryer where the mice came in. Two days ago we just saw the biggest cockroach ever (about 2” long). What keeps us here is mostly the convenience.
