Seventh Avenue setting

Pros:
Close to trains and buses.
Cons:
Noise levels of residents on weekends. There's a month where every night is someones birthday and they party on the sidewalk in front of building.
Advice to owner:
Pay attention to the cameras. Hire security that respects building and tenants. Replace windows. Replace heating. Update kitchens bathrooms and light fixtures.
