It's decently affordable, and the new appliances + in unit washer and dryers are a good deal.
Cons:
If you have a maintenance request, don't expect them to come anytime soon. It takes weeks, months even, for things to get fixed. They'll always say something that deflects any culpability on the owner/super's part, so trying to get anything done is always an uphill battle. This isn't even just for specific apartment requests, the building did not have gas for several months due to a leak and the trash compactor has been out for several months as well. If you're okay with this, then rent. But if you need things fixed (even important things, like water damage/leaks from the plumbing in apartments above/below you), then keep looking. Management is not good.
Advice to owner:
Please be more attentive. It honestly seems like you hold out on making repairs during a lease just to save money/do one lookover of every apartment per lease. It's a terrible way to manage a living space, and honestly definitely a violation in some way.

Management kinda sucks, but not enough for me to leave I guess

Pros:
Great location, the neighbors are friendly, the appliances are fine, we had a mouse once and pest control was called/came the same day so that was good. I think if the problems were like, super urgent, management would probably actually show up.
Cons:
When we first moved in, we were impressed by how responsive and fast management was in getting back to us/fixing problems. I now realize that they were the ones trying to impress us, and now that we are no longer new tenants, they could not care less. The heat sucks, the rent is too high for how tiny the apartment is, and management never shows up when we ask (but of course, when they finally do show up it’s unannounced). The super doesn’t answer texts or phone calls either, so you really just have to call management and pray that they actually do something. Also there’s a pretty bad mail theft problem, but a neighbor put some signs on the door (since management wouldn’t install lockboxes as many of us requested), and that seems to have helped.
The only reason I say the problems aren’t bad enough to make me leave is because unfortunately I’ve had bad management/supers/landlords in my past few apartments too. The price of living in NYC I guess!
Advice to owner:
Your job is owning a building, it shouldn’t be that difficult to respond to your tenants. Either fix the problems in a timely manner or sell the building and get a real job.
