Decievingly charming Harlem brownstone

Pros:
The street is relatively quiet and clean compared to the major avenues. The building in general is also pretty well maintained and the landlord is very responsive when something breaks.
Cons:
The landlord allows tenants to host events with loud music that will shake your apartment late at night and into early morning. The sound proofing in general isn’t great. My shower flooded the apartment downstairs and needed to be repaired every few months. The apartment also hadn’t been painted in years. Landlord tried shady stuff when I moved out and conned me out of $3,250.
Advice to owner:
Don’t be so lax. Implement and enforce rules so that your building is habitable for all your tenants.
