Nice place to live, until INSANE rent hikes

Pros:
Location is lovely, apartments are spacious for NYC, pest control shows up when you ask them to, super has been responsive and helpful, building manager also helped quickly when our internet spontaneously died and we had to get a new cable installed.
Cons:
The building faces 8th Ave, so there is a lot of street noise. The heaters are always way too hot in the winter, always have to leave windows open. The windows don't fully close either, so it's poorly insulated in winter. There are roaches, but they had been pretty well under control, it's getting questionable lately. K&R manages the building and are trying to increase our rent by more than $1,100 PER MONTH. Which, okay, there's inflation. But. This is truly insane. We know for a fact that our neighbors did not face these insane rent hikes. A 43% increase on monthly rent is an eviction notice. Management refusing to even schedule an in-person meeting with us to discuss.
Advice to owner:
Charge reasonable rent and be willing to look people in the eye as you screw them over.
