Great Location; Awful Apartment

Pros:
It’s conveniently located and it’s currently rent stabilized.
Cons:
An old building that needs new plumbing. Expect leaks and water damage several times each year, and expect the hot water and the heat to go out (or to not sufficiently warm the apartment) on the coldest days of the year.
Advice to owner:
Stop with the band-aid repairs. Plastering and repainting water-damaged walls won’t fix the rotting plumbing behind them.

Pros:
Rent stabilized, even if they did hike the rent and don’t lawfully abide every year.
Cons:
Continual issue with front door lock and intercom, inadequate/no heat on regular basis in the winter, always have to remind Yuco landlord of their responsibility to supply heat, old windows allow for great loss of heat, shady managers, perpetual flooding in kitchen and bathroom from faulty plumbing. Poor sanitation in entrance and hallways. Poor sanitation on sides and in front of building. Out of all the buildings Yuco owns/manages, 200 west 123rd gets the least care. Water takes several minutes to heat up in the winter. Apathetic management/ landlords. The above problems persist, year after year. Yuco tries to intimidate tenants into staying quiet. Yuco tried to ignoretenants until they give up.
Advice to owner:
Abide by the law and properly fix the building’s plumbing. Replace the boiler as has been promised year after year. Have the building inside and outside cleaned on a daily basis. Provide adequate heat from Oct to May.
