Fine graduate student housin
Pros
The super is great, and really friendly and helpful, don't be afraid to talk to him. Everything works, packages don't get stolen as often as other buildings in the area, but still not fully secure. Walls are pretty thick, hard to hear neighbors which is good.
Cons
Basement trash and recycling is fine, but if your windows face the "courtyard", it will smell like trash in the summer, even on the 5th floor. The dorm furniture is really just that, it's fine, but after a few years you will really wish for better.
Good Value for Students
Pros
- Staff was great - they worked hard to maintain the building and keep it clean. Also, it was easy to make service requests and they were pretty responsive - usually within a few business days they would address any issues that came up (clogged drains, etc.). - Location was convenient for CU students. It is only a few blocks away from campus. - Laundry in basement, so you don't have to go far to do laundry - Rent is stable - we found that during COVID it was a bit above average on the market, but post-COVID it was cheaper than other places in the neighborhood - Building faces Morningside Park, which is convenient for going to the park. The building has a lot of vegetation nearby
Cons
- No dishwasher - Furnished apartments are less comfortable (furniture is ugly and not comfortable) - Location is far from restaurants, not a lot of good restaurants nearby - Apartment could be loud at night (sirens, etc.) - Building faces Morningside Park - inconvenient at night because we would typically need to circumvent the park for safety reasons - There were some issues with package theft in the building
Advice to the owners
Change the furniture - mattresses and sofas were uncomfortable.
