Cheap but gross

Pros:
Cheap rent, nice space, really great street
Cons:
Huge rat problem, hear them constantly in the walls screeching and trying to bite into the apartment. They got in once and ownership was good about coming and filling holes, but the conditions of the recycling room and cellar lead to a never ending cycle of this infestation
Advice to owner:
Do better with maintaining the property

Cons:
a bit far from the subway pretty bad issues with roaches but they do offer spraying every so often

Rats and large flies in the basement (where the laundry room is), frequently shut off water for repairs, small spaces for high prices, packages stolen
Advice to owner:
Clean up the rodent infestation in the basement.

Value-Option That's Lost Quality

Easy walking to 125 A/C/B/D trains, unobstructed East Exposure for many apartments, plus right by City College
Cons:
The building 'recycling room' is in the entry, and it has become a catch all for waste, bringing pests and roaches and mice into the building. The package lockers are never used, the laundry almost never works, and the elevator frequently fails.

102 Convent Ave - would not recommend

- Units are fairly big. - The other residents are friendly
Cons:
- The water was shut off fairly often for repairs. - The water would occasionally come out yellow or brown with sediment in it. I ended up drinking only bottled or filtered water because I didn't trust the tap water, even though it's NYC. - The water pressure was inconsistent. - The exterior building door is a magnetic key only, and the system is faulty. I got locked out at night multiple times. Other residents had this issue too. - Residents frequently prop open the exterior door. - Mail is stolen relatively often. - There are three washing machines and three dryers. At least 2 machines seemed to be broken at any given time. - We had mice and cockroaches. The management company occasionally hires an exterminator for the building, but in my case it was months between registering a complaint and the next exterminator visit. - We had a couple other issues that I won't specify because they might have been unique to our unit, but they point towards the building not being maintained well. - The elevator was out of service a number of times. - The biggest con is the management company (GP Properties). It's hard to get ahold of people and hard to get information. There were multiple confusions on their end about when my lease ended, including an attempt to have an apartment showing with no prior notice, even though it should have been simple to look up the lease info. - GP Properties also fell behind on paying utilities, and Con Edison sent multiple notices to residents that the heat and the electric in communal areas would be shut off due to nonpayment. The situation must have been resolved because the utilities were never shut off, but there was no acknowledgement of the issue from GP Properties.
In short, it's an old building that isn't being well-cared for, and while there are a couple of helpful individuals within management, my overall experience was poor.
Advice to owner:
Reliably-functioning water and keys would be a good start.

Positive Experience Overall

Pros:
The building is on a nice quiet street. The landlord has made a lot of improvements to the building during my time here, including adding an elevator, Amazon hub, and trash chute and expanding the laundry facilities. The landlord uses an online system that makes paying rent, requesting maintenance, renewing your lease, etc. quite convenient. The landlord also dropped our rent quite significantly during COVID.
Cons:
The building itself is old (over 100 years), and it shows in some ways.
Advice to owner:
I have been happy overall and can't think of any recommendations.

Pros:
There’s now an elevator and the owner is responsive.
Cons:
The price is way too high for the space. We had to drill holes just to get WiFi. Packages get stolen all the time, don’t be fooled by the Amazon locker. The elevator doesn’t have cameras.
Advice to owner:
Lower the prices, get the garbage chute working and put some working cameras in the lobby and elevator.

Not worth it

Easy application process Management was understanding when COVID hit and reduced rent a little
Cons:
Apartment size is not worth the cost. They are building a new floor but the others look like trash. Packages are stolen every single day and management doesn’t seem to care. Lobby is always smelly and again, looking at the cost of apartments now paying for these aren’t worth it when the amenities are horrible
Advice to owner:
Take care of the lobby and each floor . It always smells and it just looks gross
