Oh boy is the list long.
-Building common eras are very poorly maintained, dirty and frequently reeked of urine or other foul smells.
-Maintenance requests took anywhere from weeks to months to be attended too, and when the super finally did show up, he showed up without his own tools or the necessary parts and would often say he’d “leave to get what he needed and would be back in an hour” and not come back for days.
-Super would drop in at his leisure to fix requests instead of communicating with the tenant to schedule a time.
-**Communicated with management multiple times asking for a way to make resigning our lease possible only to be denied. After not renewing our rent concession and raising the rent, despite not a single improvement to the apartment being made, they raised our rent $1000. We asked multiple times for a concession renewal or a dishwasher/laundry to be added, for decades old, shitty kitchen appliances to be replaced, SOMETHING to justify $1000 increase. Nothing. Needless to say we moved and after the company listed the unit for $4500 and it has sat vacant for 3 months. They have now lowered the rent back down to the price we were paying ($2900) and it has a rent concession because they can’t find a tenant dumb enough to pay that much. SHOCKER!**
-No one with a brain should pay anything over $3000 for this unit. There is no laundry, no dishwasher, no microwave. The kitchen is falling apart and appears to have been built by a kindergartener. The bathroom is ugly and disgusting. The hard wood floors are falling apart. It’s a sixth floor walk-up for crying out loud.
-Building frequently didn’t have hot water.
-Our terrible stove broken in January, so they cheaper out and replaced it with the same terrible stove just new, except that one didn’t work properly either. Requested for it to be fixed and the request still hadn’t been completed when we moved out…. 6 months later.
-Monarch Realty is a disaster. Very unorganized, money hungry, unresponsive and careless.
-The unit was very obviously not inspected before our move in date, as when we arrived, the radiator had burned a giant, moldy hole in the wall as well as other broken parts throughout the unit and the apartment was filthy. Super only brought us one key despite there being three tenants moving in.
-I could go on and on and on.

Avoid this unit and Monarch Realty at all costs!!
Advice to owner:
Customer satisfaction is a crucial component of business and clearly one you don’t value or practice. Do better… in so many different ways.

if anything breaks, it's always going to be broken

Close to the subway. Had washer and dryer in unit + dishwasher.
Cons:
Pest control rarely came in their actual scheduled hours. Trying to get the landlord to fix anything was like pulling teeth for hours on end. The front door remained broken for the majority of my stay (1.5 years), which meant that there was no way get into the building (Keys did not work because lock was jammed. Buzzer was broken.) without leaving the door wide open, making it incredibly unsafe.

The apartments craftsmanship is very shotty, could definitely use more quality.

Entire building could use a good cleaning.

An alright place to be

Pros:
Jhon, the super, is probably one of the most responsive people I know. Really tries to get to your problem fast. Lots of light on the top floor.
Cons:
Heat in our top floor unit was so loud, pipes clank whenever, plumbing issues from time to time, pests even on top floor - everything from mice to cockroaches to flies. Livable if it's your only option though

Be more responsive!

Near amazing parks and area. I miss the restaurants and parks so much! Walls are thick, so felt private. Some neighbors were really sweet people. Wasn't rent controlled, but the apartments are so bad that they won't raise the rates on you much.
Cons:
Landlord is the worst part, even worse than the train rattling right outside the window. The landlord not only left the building without an intercom for months (during a pandemic at that), but they would turn off water without warning, failed to fix dangerous wiring in apartment, the building was disgusting and stairs were dangerously slippery. Finally, when we left they blanently broke the law and tried to make us pay thousands for repairs without giving us the chance to be present for inspection, which we asked for, and failed to send us their itemized report within 14 days. This landlord doesn't care about people. Also, there were smokers in the building who didn't care about other people and would smoke in the stairs (it is a walk up). The train is SO loud.
Advice to owner:
Move into the building and live there a for bit.... maybe then you will actually understand your own disgraceful treatment of other humans....
