If you want to slum it, this building is for you!
Former Tenant
Pros:
Convenient to subway, bus, & highway. Solid construction (c.1903). Quiet building. Shaded residential street. Close to variety of restaurants on Broadway. Large apartments.
Cons:
Filthy public areas. Poor maintenance of public areas. Unorganized package delivery area. Ineffective management.
Advice to owner:
Act like an owner who cares about the building, not like a slumlord. Hire a truly professional management company (not just a rent-collecting bookkeeper) that shows initiative to identify building's needs, give orders to staff, & takes responsibity to follow through & verify task completion. Hire a real super/janitor to clean & maintain the building, not a handyman looking to make money on extra work. Create an organized, convenient package delivery area.
