Pros:
Location, Super was pretty quick to fix things
Cons:
Bathroom, Steam heating (which would make the paint fall off the walls)
Advice to owner:
see if they can repaint bathroom, redo toilet etc

very quiet in hallways, and little street noise. great super. neighbors are respectful and friendly.
Cons:
management slightly disorganized and can be hard to schedule repairs if they are not urgent. Forgetful but always apologetic and eventually resolve issue. pay rent by mailing a check, outdated and inconvenient

Close to good food, delis around the block and grocery stores across Broadway. Close to the subway and to Columbia university, Manhattan school of music. My second floor unit stays cool in the summer because it’s shaded. Laundry in building and dishwashers in units.
Cons:
everything is always breaking all the time (bedroom doorknob fell off, microwave randomly shorted, shower head stopped working, towel holder came off the wall.) it’s FREEZING in the wintertime because the windows are sealed poorly and heat is not good quality. Our unit is absolutely tiny and my bedroom is 63 sqft, legally a closet.

The authentic, old interior design sold me on the place — rare floors, mounding, ceiling etc
Cons:
We had a cockroach problem that was impossible to solve due to it being an old building / lack of responsiveness on the part of the owners.

Mice & Cockroach Infestation, Bad Landlord (NYC housing violations issued)

Cons:
Google the housing violations issued by the city at 189 Claremont. You can find them on a site called Address Report. They’ve been issued violations at this property for mice, roaches, bed bugs, no hot water, unsafe electrical wiring, and three for fire escape issues. We took them to housing court for mice and roaches and got a judgment against them. I didn’t want to do it but they didn’t make any repairs even after the city issued them violations after inspecting our unit. They would rather pay to hire a lawyer than just pay for repairs to address the infestation. Didn’t matter cause the judge sided with us anyway instead of them and their lawyer. I have proof issued by HPD and the housing court of this. The bottom of our oven was COATED in mice feces. That’s years and years of build up. The landlord, Heller Realty, is horrible. Denied, denied, denied until they couldn’t. Look up the reviews on them. They also erroneously charged us a late fee of $110 for an error THEY made and didn’t refund us until I threatened to report them and because a banker at Chase offered to say on our behalf that it was Heller’s fault because it WAS. The error was that their accountant drew on the rent check in red pen and Chase could no longer take it because it had been tampered with. They actually tried to play it off like we made a mistake with the check, but thankfully Chase Bank let us know. Had to hound them for a month for the refund and they didn’t even apologize. On top of all this, they are extremely rude. This is the kind of landlord that is always looking to penalize the tenant without doing their part to maintain safe housing.
