Nothing, the super is nice but sassy
Cons:
i am not one to write bad reviews but dealing with this company has been a nightmare. the building is old and requires so many repairs. it is infested with mice and roaches. the toilet doesn’t flush properly. i didn’t have hot water for over a month when i first moved in and even now it takes sometimes over 20 minutes for the water to heat up. i got stuck in the elevator three times and it took them five months of it being out of service to get it fixed (with no consideration of their lesser-abled and elderly tenants while the elevator was out of service). you can try to express all of your concerns to management (as i did over and over again) but you will not receive a timely response if you receive one at all. they have out of date processes; they only accept via check or wire transfer in special cases. as a result, my rent check was stolen and my bank account was hacked. they do not care about their tenants. they are rude, unprofessional, and gaslighting.

Neighbors were lovely; musicians, academics, families. All pretty friendly. Laundry in the building and a functional elevator too! very nice.
Cons:
Super had inventive solutions that did not always work that resulted in leaks and getting trapped in the bathroom. heat was sometimes too much.
Advice to owner:
all good things.

Amazing super, meh management

Pros:
Cannot say enough good things about the super. He is so organized in trash & recycling maintenance and how to submit work requests. Every request we've ever made has been responded to in less than 48 hours. He keeps the lobby and stair ways really clean and he is always friendly when we run into him. I wish he could be my super for the rest of my life, truly.
Cons:
After living here for several years with basically no issues, we hit a major one last summer. The elevator was out for over a month and then the gas went out. The building and Con-Ed took turns blaming each other and saying its the other responsibility for almost a month. Finally it was determined that it would be faster to change the whole building over the electric cooking than to wait for the necessary repair to get done. The issue wasn't the problem itself but the total lack of communication by the building management. They never initiated the communication, all information we got was only after bombarding them with emails and phone calls. Almost every time we'd email with a question, the building manager would ask us to call his office to discuss. He clearly didn't want a paper trail of his responses. And then, conveniently, every time we'd call, he was not in. His assistant was kind and offered what info she knew, but at the end of the day he clearly was hiding behind her because he did not want to talk to us. Any time we managed to get an actual response from him, he was often rude and condescending. We finally got the electric stove installed - major props to the super for how well and quickly he handled installation - and things were good for a few weeks. Then, someone came by for the final inspection and installed some sort of panel behind the stove that now causes it to stick out too far and the dish washer across from it now cannot open all the way. The panel is necessary, I get that, but if they are going to want to get a new tenant in after we leave, they are gonna have to do some reconfiguring.
Advice to owner:
Actually communicate with your tenants when there is a building wide issue. Even if you have to admit that the answer is "I don't know yet." That is way better than radio silence. Don't be so condescending to your tenants, especially the female ones.

Management company was red-taped and sometimes unresponsive; super was very nice and responsive. Some issues with roaches, typically resolved w/ spraying
