Good price but not good building

Pros:
The apartment itself is good- nice appliances and layout. The lobby and hallways are gross and never get cleaned. Garbage management is bad. Rental Company is responsive, super is sort of responsive (sometimes). Friendly building with nice neighbors
Cons:
There is a mild roach problem (I would spray twice a month to prevent them), I once found a junkie at the end of my hallway cause the front door lock was broken for a couple weeks.

Pros:
The location: close to the river, close to the subway.
Cons:
The building is not being taken care of. It is not cleaned, not fixed. The marble slabs will fall off anytime on someone in the lobby. The elevator is often not working. The trash area is scary to go to. The video cameras don’t work so packages are being stollen as soon as they are delivered…
Advice to owner:
Most tenants are doing their best to keep the building in good shape. The owner of the building should do at least the same!
