Great building, poor management

Elevator, buzzer entrance, close to train
Cons:
They bring trash up the elevator without a cart and never properly mop. So the whole building has this smell.
Also the hot water is spotty. Sometimes for days I. End with no communication.

Good location, overpriced building

Close to 1 train, good restaurants & Riverside park
Cons:
The 2-3 blocks near this building have gone down hill significantly during Covid. There are crack-heads living on the sidewalk selling stolen items.
The super is horrible. The building is not kept as clean as it should. He smokes in the basement. He never responds to help fix things in the apt.
There are roaches from time to time.
No mail room for packages & packages get stolen.
Advice to owner:
Hire a better live in super who properly cleans the building and helps to fix the tenants’ apartment(s). Demand the super does not smoke causing the entire elevator to smell like cigarettes. Adding a better garbage room where it’s not in the basement on the floor. Add a mail room for packages to safely be kept.

Loud block especially in summer. Super never fixed our sink (non urgent issue but still) in over a year
