Roaches and Deception
Former Tenant
Pros:
Great location (right in front of the 137th street/city college stop

Big rooms

Updated appliances
Cons:
There was an ongoing roach infestation for the first month I lived there
The super is so unresponsive and im not sure what he exactly get paid to do
Advice to owner:
Hire a better super and properly vet your tenants as the previous ones were filthy

The super was no good
Former Tenant
Pros:
Good stairs you feel like you want slip on.
Cons:
The super was incredible difficult to pin down and would literally walk out of the apartment pretending to get tools and never come back. Rent stabilized apartments got worse treatment than newer market rate ones.
Advice to owner:
Give equal treatment to ALL apartment units.

Irresponsible Superintendent, unmodernized
Former Tenant
Pros:
None at all
Cons:
My apartment does not have a washer or dryer. It is not fully renovated as the review below. Superintendent is very irresponsible. (He sets appointments and never meets them. He schedules to fix things around his schedule) Always a no call no show, you would expect him to show up since he scheduled the repair. He always complains when you bring a problem to his attention. Repairs are not done appropriately. He fixes things to later waste material to patch up the bad repair. When my packages were stolen I was told there was no access to surveillance videos. I was told to contact the office and was given a number, left a message, never received a call back. But on my lease it says we pay for camera surveillance. Building gets cleaned maybe 3 times a month.
Advice to owner:
We need a better Superintendent. One who is more responsible and on top of the tenants needs and repairs. Invest money in a Superintendent and the buildings needs. The building has not been repaired in YEARS (by the looks of it). Superintendent hides landlords phone number. He provided us with his number and the Managers number. Both phone numbers pertain to him. So who’s attention are we supposed to bring this to? Or does the landlord not want to be reached? We are paying tenants. This is ridiculous.

My apartment is nice but building sucks!
Former Tenant
Pros:
Pros of the build none besides my apartment. My apartment is newly renovated and spacious. Washer and dryer, updated appliances, hardwood floors, lots of natural sunlight, new countertop and cabinets.
Split the cost with roommates so it’s pretty cheap for a big room. I can fit queen bed, a desk, bookshelf, chair and still have plenty of room. I think my room is 15ft by 14ft.
Cons:
Cons of this building, the whole thing!
It’s infested with giant cockroaches, they barely mop the lobby but when they do it smells like piss water. I’ve never seen anyone clean the hallways (I work from home so I would know)
The sky light above the stairs leaks water so the stairs, hallways and lobby get wet and slippery.

When I first moved in the elevator was constantly breaking down for days or even a week at a time which was hell! but hasn’t broke down for a couple of months so that’s good.

The packages are always getting stolen and when the superintendent and I looked at the security camera he knew exactly who it was. He told me we couldn’t do anything about it and to come and get my packages right away next time.
The superintendent takes days or never responds to your calls or texts so hopefully you know how to fix things your self or can live with out of for a couple days.
Advice to owner:
My advice to the property owner would be throw the whole damn place away and start over.
No, but for real get the cockroach problem under control. Get someone that actually cleans the building, hallways, the lobby stairs (if you touch the railing to the stairs it’s sticky, that’s gross)
A superintendent that actually responds and helps with problems in the apartment.

And after all that maybe some remodeling!
