Potential is there...

Pros:
The location is adequate and accessible to the 1 train. At least there's half decently-sized units available.
Cons:
Where to start... General state of disrepair and band-aid fixes to problems have accumulated over time. Really old fixtures and work that has no care or upkeep between tenants (no thorough cleaning, half broken appliances, shoddy repair jobs, etc). Unit was not even entered until the literal day of move-in, and a slapdash job was rapidly done to "fix" the place up for move-in (and wasn't really even completed fully, after haranguing the super for weeks afterwards and intermittently since then). Had to do many repairs myself to prevent roaches and mice and outside smells. Variable water temperature that vacillates between scalding and tepid. Weed smoking tenants who don't realize how addicted they are and that they should probably spend a bit more on less rank bud. Mysterious owner hiding behind an LLC so to obviously obfuscate blame.
Advice to owner:
Sell the building

Pros:
The view over looking the Hudson River, New Jersey, George Washington Bridge and Riverbank State park. The neighbors are like family very friendly people!
Cons:
The building floors are always dirty and they should be cleaned everyday or every other day. The elevator is always broken which is a MAJOR issue because of the elders and tenants with respiratory problems living on above floors. Whom uses canes, walkers and a wheelchair. There is always dog feces and urine either in front of the building or around the premises. When it rains the lobby floors are very slippery due to it being marble. There’s barely heat in the wintertime. The superintendent is by far the worst ever and I mean ever. He lounges around and hangs out as if he doesn’t have a building to maintenance. No one knows who the landlord is. There is no contact, e-mail address or fax for whomever this person is. I just don’t know. There’s about three to four different ways to pay your rent. Digitally and three addresses that might not possibly exist anymore!!
Advice to owner:
Why are tenants facing evictions when this building has about over 300 open violations, who is the landlord? Because no one seems to know and how many more times will management change??

Pros:
Everyone is friendly and helpful; the super keeps the stairways/hallways/public areas clean for the most part; have always felt safe inside the building
Cons:
Walls are paper thin and can hear everything going on above/below/outside; Management/Super are responsive but take forever to actually resolve problems unless you make them urgent, more often than not they go unresolved; the elevator is temperamental and people have gotten stuck in it; the front doors' magnetic strip has stopped working in the past and you'll be locked out of the building with no entry. Recently it had to be tapped so that people living in the building could enter but this also meant anyone could enter; packages have been stolen in the past

Pros:
Spacious rooms. Good location.
Cons:
There are mice, roaches, you name it, all over. No matter how clean you keep the apartment or how many times you get the monthly exterminator to come, there are pests everywhere.
Management does nothing to fix any of the issues in the apartment, I have even had a few close calls that could be dangerous to my safety including a sparking fuse box (which has been doing this for months and has still not been fixed to this day). We even had an open pipe release steam which was missing the covering that the landlord was supposed to install.
Electricity goes out constantly in half the apartment.
The landlord does not communicate with the super, the super is reluctant to communicate with us.
Not to mention, at the last re-signing they raised our rent by over 40%.
Advice to owner:
Take care of your tenants. If you are going to raise rent by over 40%, you better at least provide the services you are obligated to provide.

Nice super, nice neighbors, excellent location
Cons:
No laundry, cockroaches, property management company is unresponsive and does not make improvements. Elevator breaks constantly.
Advice to owner:
Actually make improvements to the building when tenants need them

Pros:
You have the 1 train on Broadway, M11,M5 bus on Riverside Dr. Fairway supermarket on 12Ave and Riverbank state park.
Cons:
You have the drug dealers on the corner oh you also have to deal with people barbecuing,hanging out in front of the building. Lots of weed coming from the second floor. Landlord does not like to fix up anything and you have to deal with this special Super who is LAZY!
Advice to owner:
Stop being cheap!!!!!

Not a great building

Pros:
Relatively quiet, small number of units, nice neighbors
Cons:
Stolen packages, super could not care less about you or maintaining your apartment, management is negligent, apartments are not up to code. When I moved in there was a 20 foot extension cord with a metal nail going right through the middle of it because one room had no outlets. Major fire hazard and the management company said they wouldn’t change it or add a new outlet. There was a massive leak multiple times through our ceiling and management/super did not care.
Advice to owner:
Take care of your building and make sure the super is actually doing his job. Trash is left in the lobby and hallways for days.
