Unhelpful Management

Pros:
The location is near the ABCD at 145 and the apartment got lots of light. The apartment had new appliances and a nice finish.
Cons:
There were roaches from the day we moved in. There were a few flooding incidents. Property management was unresponsive and unhelpful. The super is very difficult to contact and does not care about how things are fixed.
Advice to owner:
Listen to your tenants and address their problems.

Great Building and community with some things to work on.

Pros:
Lots of space, great neighbors, great neighborhood, pretty clean, great appliances, no roaches, solid and affordable laundry in basement, very few parties, nice court yard.
Cons:
Packages get stolen, front door is sometimes unlocked, water pressure is not great, super took a long time to respond to leaky faucet and a leaking problem.
Advice to owner:
Get quicker maintenance request response times and fix the water pressure ya'll! Also: packages getting stolen is NOT something to overlook.

Okay Building for the Price

Pros:
- quiet neighborhood - less than 3 minute walk from delis, grocery store, restaurants and train - big bedrooms and many units are renovated
Cons:
- delivered packages regularly stolen - laundry room often has a puddle of water on the floor - poor communication with super and property management; you will need to follow up regularly to get any requests actually done

Pros:
Location is great. Elevator building. Unit size is great.
Cons:
We used to have roof access then they locked it. Super does a shoddy job of repairs and drops by unannounced so if you're not home then you're SOL for repairs. Things aren't truly repaired, it's more like they just put a temporary bandaid on the issue until it becomes a problem again. Landlord is not consistently responsive to issues. Units are overpriced. Neighbors treat the alleys like their personal backyard. Package and mail theft is an almost daily occurrence.
Advice to owner:
Get a new super and become more involved. Know the community of the building. It has consistently declined over the four years I was there.
