decent apartment building

Pros:
The super and porter are very nice, the elevator works 99% of the time, the neighbors are generally very sweet, the building is pet friendly
Cons:
Landlord and property management are impossible to get ahold of, pest management is terrible
Advice to owner:
please communicate more with tenants and give some form of contact where we can immediately reach someone during business hours

It’s just… ok

Pros:
Large apartments for a more affordable price compared to the rest of the neighborhood. Friendly neighbors and close to the subway.
Cons:
Landlord is not responsive, we get roaches every spring/summer despite being strict on cleaning, indefinite scaffolding that has been here for years with no end in sight, pretty sure one of the floors is dealing drugs. Water leaks into the place and it takes months for the landlord to respond. Fixtures break constantly and they get “repaired” by the super, only to break again soon after. No laundry (but there is a unit in the basement that only the super gets to use, so it’s not like the building can’t handle washer and dryers) The main outdoor light over the lobby door doesn’t always work, and when you combine that with the shady scaffolding, you get some interesting types hanging out by the entrance. Packages stolen so frequently that we basically run at the sound of the doorbell to grab our delivery before someone else does. It’s not uncommon to find your delivery box in pieces in the stairway.
Advice to owner:
Update your units, everything is old and dated/broken. Remove the scaffolding, I can count on one hand how many times I’ve actually seen someone working on it and I have been here for years. Install a video intercom and update the security system, this place is rife with package theft

Good Option in Washington Heights

Pros:
Great location - it was never noisy and a grocery store and laundry delivery service were just down the block.
Cons:
The super did not like being bothered for things, even when they were important. The building and pipes are old and my tub kept backing up and he didn't like that I kept insisting it get actually fixed, not just filled with Drain-O.
Advice to owner:
Little things add up - make sure to check things like the pipes between tenants. I'd only been there a month and the super was trying to tell me that years of debris in the pipes was the fault of my long hair.

Management company sucks, pests prevalent

Pros:
Very close to ABCD trains, Foodtown, laundromat. Porter and super usually helpful to some extent- they fix things ASAP when requested and when it’s easy like clogged shower drain, broken window, sealing some cracks, etc.
Cons:
Roaches unavoidable but not the worst it could be. Mostly the small ones but the large ones will also make an appearance. Mice in the apartment. Rats running in and out of the basement/street and around in the trash. Exterminator only comes once a month and is only allowed to put down the food traps (not spray). In 2020 apparently one apartment had BEDBUGS but this was not told to tenants until the end of the year (posted on elevator door). Roaches and mice in the apartment because renovated areas very visibly were NOT SEALED PROPERLY and cannot be sealed without ripping out the installations.

Management company in general is horrible and does not answer phones or emails adequately or try to resolve any issues. They do not get back to you so you have to document everything. They do not fix things. You pay them for literally nothing so don’t bother with this place.

Don’t think you can order packages here. Obviously it’s the city and everyone is always getting packages stolen if you don’t have a doorman but management refuses to do anything about it. I really don’t order anything here unless it will fit in the mailbox because someone will take it no matter what it is.

The scaffolding has been up for at least 2.5 years and I’ve only seen people on it like 3 times.

I can smell smoke drift up from the floors below as well as noise (inconsiderate neighbors at night).
Advice to owner:
The approach of the property owner is to do as little work as possible- for the amount we pay I hope you change or stop being in the business. Answer your phones and emails please. You can be held responsible and will be eventually. Do a good job with repairs and be accountable. It’s discouraging how much you are taking advantage of the tenants because people are getting really fed up.

Allow the exterminator to actually exterminate. Placing 2 poison food traps and 2 sticky traps once a month will never get rid of the problem, only put a bandaid on the issue. Actually seal off the gigantic holes created during renovations so that pests cannot enter the apartment.

Get a new landlord. Add incentives like laundry.

Overpriced & Unrenovated

Pros:
Location - between Convent & St. Nick so pretty quiet most of the time. Laundromat just across St. Nick that does free pickup and delivery. Subway and bus around the corner. Building - handles garbage and recycling well. Unit - spacious.
Cons:
The super and his assistant don’t speak English and don’t want to do much if there’s an issue. No renovation whatsoever. Mice and roaches are commonplace and their solution is to just stick glue traps everywhere. The units haven’t been fixed up in over a decade and they’re charging market rate rent during a pandemic. The management company doesn’t reply to the person contacting them unless called repeatedly. They don’t work with tenants to fix the issues in their unit. They keep apartments empty which is shady.
Advice to owner:
If you’re not going to renovate the units, you need to stop raising the rent.

Needs New Management

Pros:
It has an elevator and the tenants all seem nice for the most part.
Cons:
They do the very bare minimum to keep it clean and functional. Our unit hasn't been updated in well over a decade and the windows fall out of the frames when you try to open them. The scaffolding has been up for nearly a year now and I haven't seen anyone working on it since Sept. 2020. Their pest control methods are to give tenants glue traps. The two-man maintenance team often doesn't want to be bothered about anything and can be quite surly when asked to do their jobs. The plumbing is not great; the water temperature and pressure varies throughout the day and things don't drain well. There's no laundry in the building. They don't seal cracks in the walls so cigarette smoke from other units ends up in our unit. Our flooring is peeling up and needs to be replaced but they refuse to fix it.
Advice to owner:
You need a management team that understands how to take care of a building and you need to spend the money to update the units if you're going to keep charging the rent you're charging during a pandemic. Other units in the neighborhood at the same price point have dishwashers, updated windows, and fresh flooring at the very least. If you're not willing to put the money into the building, you have no right charging the rent you're charging.

Pros:
Top floor has good south views, and decent north views (if you aren’t in a shaft). The super and porter are friendly. Convent Avenue is pretty. Lots of stores/laundry near by.
Cons:
According to my neighbors, somebody has been stealing packages from the lobby for 5 years… definitely for all the time I’ve been here at least… also lots of cockroaches throughout building and I’ve seen mice and rats on the lower levels. Management is not responsive at all unless you call/email them multiple times a day/many days a week. If they do respond to you, they won’t do it in writing, which is sketchy... I’ve heard roof leaked into an apartment and it took the management several months to fix it. Scaffolding has been up for about 3 years.
Advice to owner:
Respond to tenant issues and respond in writing.
