Pros:
nice neighbors, super was a nice dude, some units are rent stabilized
Cons:
roach infestations everywhere, no buzzer system??????, doorknobs to the main entrances are always falling off, garbage management is nonexistent, water leaks, skewed floors and walls give people vertigo, shady landlords, landlord special paint job has everything coated in thick sticky globby paint, just super old and super dusty, so nasty
Advice to owner:
hire more help for the super to tidy up this nasty building and do some serious pest control instead of letting the building rot away

Nicely sized apartments, friendly neighbors
Cons:
terrible, unresponsive management company. They just want to collect your money and not provide the habitable environment you are paying for. You have to beg them to fix anything. this is a prewar building and they don't care about pests at all.

they are not upfront about the building issues and slap bandaids on the issues when tenants complain. Supposedly "monthly exterminator" never comes and you have to follow up constantly. Of course, when he does come it's just a quick spray and some glue traps. this building has multiple units with bedbugs and units are never thoroughly treated so you will get some eventually. they will send an exterminator to simply spray areas, no dogs, no checking of baseboards or anything. had mice multiple times, management barely even responds to concerns so I have to deal with it myself. management takes no initiative to fill gaps in baseboards to prevent mice. i have to ask for every little thing I want done.

they randomly turn the water off for 1-2 hours at a time. Think no water when you open the tap! sucks if you start choking, need to use the toilet, or a fire breaks out during these times. they refuse to put an intercom on the front door which is illegal. the doorknob handles for the backdoor constantly falls off. door to the garbage outside is frequently left open for pests to enter the building. Had water damage in my apartment to the point of squishy walls and ceiling in multiple areas, moldy bathroom walls and ceiling, hazardous broken tiles in the kitchen. they did not show any haste in fixing these issues. but they do make sure to call and make it seem like tenants are breaking the law by staying and paying rent after a lease ends.

they don't notify tenants about upcoming construction and you have to deal with extremely loud construction noise beginning at 8-9am for weeks.

Clean the common areas. Building def needs a paint job.
