Affordable Apartment, But Falling Apart

Pros:
Only 2 blocks from the 145th station for the 1 train, cute bars and restaurants nearby (highly rec the Honeywell, the Wallace, and the Chipped Cup). Rent is affordable and there is an elevator (works most of the time)
Cons:
Super doesn’t really “fix” apartment issues - any leaks or water damage aren’t addressed, and the elevator tens to randomly stop working. He’s really nice overall, but doesn’t have the time/patience to respond to requests, so everything is sent through the leasing office. also the stairs are uneven at some parts, and we have had a bad string of packages being stolen.

Hot water wildly inconsistent

Pros:
They're responsive to pest complaints and they replaced our broken fridge relatively quickly. Rent isn't bad for the size.
Cons:
Biggest problem is how for weeks on end the hot water won't last longer than 5-10 minutes in the shower. Whenever we complain we hear something about replacing or cleaning the tank and then it comes back for a bit but it always gets cold again. Pretty sure they just have terrible hot water system/infrastructure and they just tell you BS until the hot water randomly comes back, rinse and repeat.


Other than that the windows are janky and the lock is kinda fidgety.
Advice to owner:
Spend the money to make the hot water consistent

Not terrible for first NYC apt

Pros:
It's nice that it has an elevator and the rooms are nicely sized in the apartment. The area isn't too bad overall and there are a lot of shops and cafes/restaurants nearby. Being close to the subway is nice too. Honestly the only thing keeping me here is the low price I'm paying.
Cons:
We've had two different pest issues (moths and then rats). I've seen dead cockroaches in the hallways too. The elevator is slow and sometimes broken. My packages get stolen sometimes. The heater is a mess and I have to turn on the A/C in my room during the winter. Maintenance is unorganized and doesn't show up at agreed time.
Advice to owner:
You need better security for mail and a better system for maintenance repair to ensure that issues are actually resolved

Pros:
Compared to other buildings in NYC, it's clean
Cons:
No heat in the winter. They did not give us heat in the week of January where it was the coldest. I had to sleep with 2 sweaters and my coat. They claimed they were switching th boiler system and gas (they just had to do it in the middle of winter) nothing was wrong with the boiler. Also, they never put the heat on during the night. Heat was turned on at 6am and shut off by 10pm. If this happens, call the number on them. I ended up calling the number on them later on because they would not have hot water in in the morning when i had to shower for work. It happened every single day. Some days i went to work without showering because the water was so cold. They would also not have water on Saturdays at 6pm. After i called the number, there was hot water.
Advice to owner:
Provide heat in the winter AT NIGHT

-Communication about issues and how to resolve them

Cons:
-Central Heating can be very hot
-Water stoppage
-Sounds from street
-Leakage

Heat regulation can be a bit of an issue
Keep up the communication with tenants- it inspires confidence.

Only pro is proximity to 1 train and stores around

Too noisy and not very clean

Pros:
To be honest. The only positive thing about this building is its location. Close to both 1, and A line trains.
Cons:
The elevator is an amenity included in rent but the elevator does not work. And multiple people have gotten trapped in the elevator, which has no emergency call button. There is no procedure in place by the building management.
There’s no accurate security system so packages are stolen by outside people or neighbors.
The roofs leak when it rains.
A majority of the winter is spent without heat, so buying a space heater is almost required.
Advice to owner:
Care about your residents more or at least enough to make sure the living environment is something worth paying for.
