Pros:
Live-in Super is awesome, he is very quick, responsive, and kind. Decent space for the price, rent stabilized. Brand new apliances (fridge, cieling fans, stove, ac units, washer, dryer). Realtively quiet and calm neighborhood. We had zero package theft issues. Generally secure, the doors stick but never felt unsafe. No pest issues on the 3rd floor really, saw like 2 cockaroaches in the entire year we lived there.* They make it pretty easy to pay rent. Structurally sound. 10 min walk from the ACBD and the 1.
Cons:
Building is a walk-up and the stairs are pretty treacherous, broke my foot falling down the stairs leading up to the door. AC and Heat are wall units, heating and cooling is expensiveee. Also smells from the units are crazy (weed, mildew, fresh paint, cat pee, you name it) overall if your neighbor is lighting up, surprise, you are too. There was a lady that lived in the building that had a ton of cats and the building smelled AWFUL when we first moved in. She is no longer in the building thank god but previous reviews I think are from when she was still around. Neighbors range from ok to nice to loud af -- as a whole sound leakage in the complex is pretty chronic. Walls are THIN. This building gets a very small amount of sun (obviously more so in the street facing apartments). Certain times of the year there's a big fly problem (I think on trash days) but its pretty infrequent. Only met the landlord once. Fire alarms are crazy sensitive, they go off all the time. Pet deposit is insane (in my op) landlord asked for half of rent ($1625) so be prepared if you have a pet.
