Reasonable prices for the size of apartments , rent stabilized

First NYC apartment is a win
Former Tenant
Pros:
Front door has a keypad entry so easy to let my friends in with the dial in system. Elevator works! Garbage area is usually pretty clean
Cons:
It’s 100 years old so there’s that. A few landlord specials with paint jobs and such.
Advice to owner:
None for now!

You’ll have to call 311 for repairs
Former Tenant
Pros:
The price and size of the units
Cons:
There were holes in the walls (from emergency repairs to access pipes for a different unit) and water damage/holes in the ceilings of four rooms in my unit. It took over a year and a half to get things prepared as management was unresponsive and calling the city/311 is a long slow process. But only through the city’s contractors did it get repaired. The apartment is still not up to code but the process was so exhausting I’ve become resolved to the situation.
Advice to owner:
Listen to your tenants. Do not trust what the superintendent says. The last one entered our apartment through a fire escape without permission! (Thankfully he’s gone.)
