Love it!

Pros:
The street is very quiet, neighbors are older and friendly, super is very responsive, garbage management is excellent and workers are very friendly
Cons:
Management/ owner is very unresponsive, we got our lease signed extremely late and when malfunctioning dishwasher broke numerous times for the same reason the unit was not replaced

Good super, newly renovated unit, but hectic building overall

Pros:
The super during my time there, Ramon, was fantastic and really responsive. Most neighbors have lived there for a long time and are very sweet. Heat/water/utilities are reliable. Great access to trains and restaurants in the neighborhood, as well as Riverbank State Park a block away.
Cons:
Some of the newer tenants are chaotically loud and disrespectful (management is gut renovating, jacking rent, and pushing out some lovely people). The cockroach/pest problem is out of control even for NYC standards, which isn't helped by garbage sometimes being left in the lobby. Sometimes folks climb up and down the fire escapes peering into windows, which doesn't feel great. The owners are awful. Constantly accused us of rent nonpayment despite bank records and evidence to the contrary.
Advice to owner:
Don't rely on your one super to moderate this level of chaos.

Ramón the super is a hard working men and does his best to fix everything.
Cons:
There is heat when is cold Water is really cold during the winter and hot water is only sometimes If something brakes they take for ever to fix it their priority are new tenants Building has multiple health hazards, including falling paint , the walls are falling apart and the roof of most apartments

They should fix the building it has multiple health hazards.

Decent building in NYC

Pros:
Our super, Ramon, is very nice and helpful! He often needs reminders and sometimes can take some time to get to things, but he will get the job done. The location is great and it’s usually not that loud. It is loudest in the summer, but it’s bearable. Many of the people in the building are elderly and very kind, and/or families. The apartment we’re in is nice (3E)! Great water pressure! Spacious kitchen and washer/dryer in unit. Only pay for electric and internet.
Cons:
The heat in one bedroom is overbearing and the heat in another bedroom barely works. The building owners are entirely hands-off (never met them) and they have a crappy portal that often doesn’t work. They have accused us several times of not paying our rent, but backed off when we showed proof that we did (I think this is due to the portal, but the money was taken out of our bank accounts, so maybe they’re just shady?). We have had some mice, but not an infestation. We haven’t had any more since Ramon patched up the holes behind our stove. There are some small beetles in the bathroom at night.
