Where is the management????

Pros:
The super responds to texts relatively quickly.
The washer dryer in unit is nice.
The neighbors are helpful.
Cons:
The management is completely ghosting the entire building. We’ve had roaches, flies, gnats and more infesting the building and no one will respond to any requests of any kind. Massive structural damage will occur and you’ll wait months for anyone to do anything about it until you threaten with legal action. Management is inept. Feces flooded the basement and I was told that it “just happens.” Disgusting.
Advice to owner:
Give tenants an actual number to call, not your endless robo voice mail

Lovely neighbors and amazing neighborhood!
Cons:
The garbage room has a serious rat problem and the laundry room doesn’t have a partition to the garbage room, so there are often rats running around while doing laundry.
Management is nearly impossible to get in touch with. The dryers have been broken and no one does anything. My apartment has been between 47-55 degrees all winter and management hasn’t done anything.
The super isn’t a live in super, even though it is advertised for the building. He doesn’t complete things in a timely manner and doesn’t take care of Ice and snow.
Many tenants have fallen outside of the building this year.
Advice to owner:
Do better.
Take care of your tenants. Don’t leave them in the cold-literally. Salt outside the building so people are safe. Come up with a better trash system.

Management doesn’t care about you

Many of the units are renovated
Cons:
Run by non-responsive shady slumlords. Picture it: roaches, rats, leaks, frequent water and heat shut-offs, rampant package theft, frequently broken laundry and elevator, general negligence with building maintenance/cleanliness, mentally unstable tenants calling all the shots, police presence frequent but ineffective

This building has so much potential, but you’ve ruined it by just not caring

Horrible Management Company

Pros:
Having an elevator. Laundry in building open 24/7. Great location.
Cons:
The management company are textbook gas lighters. We had an issue with our unit due to the neglect of a different tenant. Management refused to take our calls, call us back or respond to emails. They eventually pushed us out of the unit. My roommate had to sleep in the living room for three months due to mold in their bedroom that was never fixed. Do not rent in this building.

Units are renovated, location next to Riverside park is amazing.
Cons:
Basement garbage situation is disgusting — rats feasting and running around laundry area. Roaches in units, halls, elevator and basement. No cleaning of the hallways or elevator. Water leaks and shut offs without notice. Package thefts in lobby. No security or camera system!!! Elevator is broken at least once a week. Landlord is hard to reach and simply does not care. Noisy neighbors with kids do not respect others. This place was hell for me.
Advice to owner:
Renovate basement. Keep it clean. Partition laundry and garbage. Renovate and clean elevators and hallways.

I made some new friends and some neighbors were lovely. It’s quiet as far as street noise. Free laundry in the basement if you get lucky and the machines are working.
Cons:
Multiple mentally ill residents causing major safety problems and destruction to the building and tenants. Cutting wires, flooding, stealing security cameras, banging and yelling at all hours day and night. High turnover of staff (porters, super, management, etc). Trash area is always a disaster. 6/7 days. Rat filled basement. Constant sewage leaks. Hallways never clean. Package theft on the daily. Unresponsive management. Things would go for years without repair. I could go on.
Advice to owner:
Sell to someone who actually cares about this building and their tenants.

It’s hard to get help.

Pros:
It’s in a great location. Close to a giant park, restaurants, and the subway. Apartments are renovated. And it’s a good building. I do love my apartment.
Cons:
It is incredibly hard to get in touch with anyone. The super is usually unreachable. He is the super for 5 other buildings and does not live in this one. When you can catch him, he’s good but you can tell he’s overworked. Management does not have a phone number (its like a call center of people that reach out to a super on call???) and it’s very unclear who is on the other end of an email. Communication is bad across the board. It takes a long time and a lot of chasing people around to get anything done. If there is an emergency, you kind of rely on your neighbors. I’m lucky to have great ones.
Advice to owner:
One super per building! And you need to be better at keeping your tenants informed about what’s going on.

Great Potential, Terrible Care

Great location, overall good living situation.
Cons:
Terribly maintained. There is one super for multiple buildings (advertised as live-in, and not true). They’ve improved the garbage situation only slightly. It’s still in the basement, still infested with rats, but hey, they gave us some new containers? The heat in the building bad been terrible this winter, and thankfully its over. There’s a bad roach problem. Mine are the little ones - NOT cool. There’s a tenant that bangs on a pipe randomly, and we’ve complained a lot, to no avail. Packages are often stolen. The security system is often broken. They are terrible at informing tenants of any maintenance in the building (if there ever is). And whenever there is maintenance done, it’s ALWAYS incomplete or sloppy (you should see how they repainted our elevator). It’s just another sleazy landlord getting away with doing whatever they want because they can.

Have a heart?
