the view from our apartment was nice and it was easy to move in
Cons:
no insulation in our apartment, it was freezing in the winter. Packages stolen, unresponsive mgmt.

Maintenance and Management

Quiet building. Decent sized apartments.
Cons:
Severe lack of communication (and even completely unresponsive) with building management. This also includes upper management. It’s evident that they believe if they ignore you, you will go away. Management also tends to give attitude when asking for their help. Yet, unfortunately all of this does not fix problems. It makes them worse. Building/apartment maintenance and repairs are majorly put on the back burner. To where small issues turn into LARGE issues from either being ignored, or not fixed properly. Leaks for months, pipes bursting, and more. It’s an older building. Many of these issues could be addressed and fixed easily (and for less money) if they were attended to when they start. But they don’t. There is also an issue with package theft in the building.
Advice to owner:
Communicate with your tenants. Call and email us back. Ignoring people will only make them more upset and angry. People will not want to live here or resign their leases due to the lack of communication and attentiveness to addressing issues in the building.

Inattentive Managment Workers

Good Price, renovated unit, elevator, spacious units.
Cons:
If you have any questions, concerns, or even worse, repair requests be prepared to text and the call the management company for days without a response.
I liked the neighborhood and size of the apartment. That's about it.
Cons:
Dirty building, even dirtier management. The landlord is POS who does not respond to messages or calls. The management office is even worse. Yes, you have the luxury of saying you live on Riverside Drive, but it comes with pests, rodents, etc. Management is also negligent and will magically "forget" to give you a new lease for over a year. No responses to emails, calls, nothing. Best part? They will also only contact and harass you for the rent even while continuously ignoring the other thousands of problems in the building.
Advice to owner:
Just sell it to someone who will actually care about tenants.

The best super, he knew all the tenants and made sure things were running smoothly. Rent never went up. M
Cons:
landlord takes forever to respond. After COVID started, they seemingly stopped the monthly extermination service and cockroaches started to appear more frequently. packages got stolen a lot & people would leave door propped open.

Proximity to the 1 train.
Cons:
There was a leak in my wife’s closet that they couldn’t fix the entire time we lived there. There were multiple pest problems including rats. The management company was largely unresponsive, and didn’t seem to care much.There was a murder in the alley while we lived there as well.The neighbors would throw huge parties with extremely loud speakers.
Advice to owner:
Demolish the building, and rebuild something new. There are clearly too many problems with it.

the view of the river is great, and there’s a washer/dryer in our unit and a dishwasher. the rooms are modestly sized. trash gets picked up regularly
Cons:
you’ll always be dodging cockroaches in the basement when you pick up mail, if your packages don’t get stolen. management always sucked but the new management company are assholes.
Advice to owner:
maybe make some improvements around here before you start jacking up our rents!

Constant roach and mice problems. Ceiling leaked for months and management wasn’t helpful for months. Didn’t get full deposit back and when asked for itemized list of damage they blocked me on email.

Park Ave Management needs to work on their communication.

When we first moved in, Park Ave Management was wonderful. They took our calls and we received everything we needed.
Cons:
Now, on our third year in this building, we don’t get call backs. We receive attitude from management when we do call and ask for help. We have emails going back 9 months that have yet to be responded to. We have called multiple times for apartment needs and were told that they are working on it and we have never received any of the items or help we have asked for except exterminator sprays.
Advice to owner:
Be more helpful to your tenants. Call them back. Listen to what they need and try to help them. It makes us not want to resign the lease when we are treated so badly by a company that is supposed to take care of us, especially in these horrible times.
