Live-in super is often helpful (he’ll ignore you if he’s in a bad mood). Laundry in basement, elevator, pet friendly, rent regulated.
The guy who takes care of cleaning and disposing the garbage in the basement is super nice and helpful!
Cons:
Management is a huge issue. Landlord gives tenants ZERO way to contact him for immediate issues besides a P.O. box address. Any letters with requests sent to his P.O box are never answered.
I had to get his phone number from a neighbor (who had to ask around the building until she found a neighbor who had it… most of them didnt.) The landlord picked up my call the first time I called (probably because he didn’t know it was a tenant calling him). He was super rude, sounded annoyed that I got his number somehow, and had zero care for my concerns. Every single subsequent call I’ve given him, he has ignored. My roommate’s as well.
It’s so bad that we have been trying to reach him to correct an error on our lease renewal form for at OVER A MONTH, so he can correct and re-send it. We now have 3 weeks left on our lease and still haven’t been able to renew it. Reaching out to the broker who works with him (to see if he can forward our message to management), is also pointless… seems the landlord does not even care enough to answer to his broker.
The apartment building is okay, but the way management treats their tenants (by not treating them at all…) is gross. It’s a nice building, but I would not live here again if I had the choice. (May not have to, if the lease renewal never gets updated! Silver lining?)
Unrelated: the heater is SO LOUD. No, whatever “loud” heater you’re thinking of, not loud enough. IT’S SO LOUD! Sounds like if someone Thor-slammed pots and pans on metal for minutes at a time. Wakes me up every night, even with a door in between.
Advice to owner:
MAKE YOURSELF AVAILABLE TO YOUR TENANTS. Treat them with respect.

DO NOT RENT HERE, TERRIBLE MANAGEMENT

Pros:
I love this neighborhood and I love my neighbors in the building. Families, elderly and young professionals as well. Pet friendly! Close to 1 and C train (5 min walk), lots of good places to eat nearby along with the Hudson River Parkway being within 10 min walk. 2 good laundromats I’m either direction (5 min walk), C Town supermarket right up the street with a Super Food Town just a bit further over. Planet Fitness and Post Office directly down the street.
Cons:
The rent is way, WAY too high for what you’re getting and god forbid you ask for needed repairs, the super will literally bully you for calling the city when they refuse to fix things that are actually dangerous. They are atrocious about lease paperwork so be prepared to stay on them about it for months. Hopefully you don’t ever need quiet because you will not get it, you will hear every footfall above you and every conversation below and next to you (this is obviously pretty common, but just as a heads up).HEAT IS A CONSISTENT ISSUE resulting in multiple tenants having to call the city. Hot water is a 50/50 shot be prepared to let shower run 20min before it’s remotely warm enough to get in.
Took us 2 months (after letting them know we were very much willing to take this to court) to get our security deposit back and the check bounced.
Advice to owner:
You need to hold up your end of the lease, keeping the building in proper order. You’re charging way too much to not be fixing things. Your Super, Jerry, is a bully who harassed us for calling the city for a faulty gas oven he had refused to fix. Unbelievable.

Worst apartment of my life

Pros:
The building has pretty solid walls so sound doesn’t travel easily, the apartment I had was a good size too for NYC.
Cons:
The super is a homophobe and terrible. As already mentioned, he does not do a thing unless you nagged for months. When he eventually does help he will randomly knock at the most inconvenient times without warning and if you’re not home he says you didn’t want anything and denied help. When he found out my roommate and I were gay he also ignored our texts and messages until we complained to 311. I didn’t tip him once and he would find me every time I walked in demanding me for cash and when I eventually told him he’s not getting anything he said he will no longer work on my apartment, which included ignoring me when my bathroom roof caved and broke from water leakages above us, he just never responded. Multiple health code violations and rats and garbage are often seen in all the halls and basement. You are not allowed to contact the owner, the super will only let you talk to him and hides the owners number.
Advice to owner:
Fire the super. Communicate with your tenants and let them talk to you when they have issues. Also stop having your tentants pay rent by check and mail, it’s sooooo outdated.

Pros:
Neighborhood, nearby bars/restaurants, access to grocery stores, just by the Hudson River Parkway, lovely families, grad students and young professionals for neighbors, pet friendly, very close to 1 and A, C trains, tons of natural light.
Cons:
1) Definitely be prepared to hear every footfall above you and even whole conversations as ceilings are paper thin 2) Super is a jerk who does not know how to do his job and will not lift a finger unless HPD gets involved 3) the rent is WAY too high for what you get and will only increase as they refuse to make needed repairs 4) hot water and heat are iffy in the winter, frequently don't work 5) the elevator often goes out.
Advice to owner:
Take better care of your tenants, you need to hold up your end of the bargain as long as rent is paid and get a new super, period.
