Nice place, could be better

Pros:
I had no major complaints while living here. Owner and super are responsive. Rent and location are good. Heating and water pressure were great. Fairly new appliances. Gas stove. Neighbors are nice. Great laundromat a block away (it was my favorite place pre-covid)
Cons:
Gas fees had a base rent of $50 a month, so utilities were quite high. Not the cleanest apartment. There were pests in the apartment quite often, but never got into the food. Did see a rat once.
Advice to owner:
More pest control please.
