Risky tenants aren’t worth it

Pros:
For a first apartment this place is ok, there’s a dishwasher and microwave included which is nice. Most of the neighbors are friendly with each other, and the evenings past 8pm are fairly quiet.
Cons:
Risking your safety isn’t worth it especially if you’re living alone. There’s a violent tenant (who is sometimes armed) that can randomly terrorize the lobby past midnight resulting in some tenants having self-imposed curfews for the sake of avoiding being assaulted by this person. So far nothing has been done about him despite multiple calls to the police.
Advice to owner:
Evict this violent tenant before he actually assaults someone.

Perpetual cockroach problem, constant night noise, and shady management

Pros:
Relatively cheap rent.
Cons:
They send in an exterminator every month who dabs little pieces of poison in a few places, this does nothing for the roaches.

There's constant night noise, especially in the summer that often goes on until 3am.

Finally, LAP Partners, the building management illegally withheld my security deposit, citing a variety of reasons (several fictitious, none valid) well after 14 day period mandated by New York City law.
Advice to owner:
Take an ethics course and hire some good lawyers, because the NY AG isn't messing around anymore.

Superintendent is sketchy

Pros:
Need a fob to get into building
Cons:
Building dirty, elevator gross, non working cameras, management non responsive,
super not approachable witnessed super stealing from tenants package. Super foul mouth, doesn’t clean and doesn’t care.
Advice to owner:
You can do so much better if you cared
