Continuous disappointment and water leak issues

Pros:
Big apartments with good floor plans
Cons:
Terrible management
The washers & dryers are always out of order
The super has extended family that lives on the basement level and they use all the washer/dryers PLUS their private washer dryers all day
It’s impossible to get anything fixed
The super threatened my roommate
Terrible plumbing with constant leaks and issues
Advice to owner:
If the tenants aren’t permitted to have washer dryers in unit, but the super has a brand new washer dryer in a provate closet, the super’s family should not be permitted to use the communal washer dryers

Pros:
The super does try- but most things are not up to standards.
Cons:
Empire is an inferior management company. Due to overdue bills, Con Ed threatens to turn off gas/electric services to the building every 2-3 months.
There is an increasing crime problem within apartments being broken into, tenant assault, and package theft.
The building is filthy and often smells despite the super trying.
The elevator is often broken, as is the front door to the building. FDNY has broken the front door twice in the last six months to provide an emergency exit for tenants.
Multiple persons have overdosed or bled out in the entry vestibule.
The laundry equipment is poorly maintained and usually takes extra funds to clean clothes properly.
Advice to owner:
Either start investing into the building or it will only continue to get worse for you.

Pros:
Most of the neighbors are really cool. And laundry in the basement is pretty accessible.
Cons:
So many roaches, garbage is not well maintained. The super as well as the management company are non-responsive. Constant thefts from the “mail room.”
Advice to owner:
Answer your phone.
