Beautiful building lacking maintenance

Pros:
Quiet block, wide hallways and large apartments. Kind neighbors.
Cons:
The super is a ghost — phone calls and texts go unanswered for months. Good luck if you have issues with heat or a leak. Laundry room is hardly an amenity since it consistently smells like cat poop and the machines are dirty and out of order half the time. Garbage piled up on the stairs down to the courtyard making it dangerous to actually take out the trash. It took management over a week to fix the out-of-order elevator.
Advice to owner:
Take care of your building?

Nice prewar building thats poorly maintained

Pros:
Thick walls, cheap laundry, quiet block
Cons:
Basement laundry room is full of cats and cat poop at all times. Elevator is slow and noisy. It beeped incessantly for 3 months straight during my tenancy and I could hear it from inside my unit. Super is not the most responsive

Worst Management Company Ever

Elevator (that is out of service lots of the time though)
Cons:
Leaky/raining ceilings that the super / management company completely doesn’t care about. Ceilings caving in, cupboards falling off of walls, and increased pests (major cockroach infestation) as a result. Been happening for years and in multiple rooms. They never seem to care. In fact the day we had our worst ceiling leakage we received our rent increase letter in the mail. Incredible. Additionally any “attempt” at “repair” is usually just painting over the issue and not fixing plumbing/replace walls that are now molding.
Terrible communication skills. Any time you may have an issue I wish you luck trying to get the super or management on the phone, and if you do they couldn’t make you feel like more of an inconvenience.
There was an instance where the front door buzzer/keyhole wasn’t working and their answer was to leave it propped open for weeks so that anyone off the street could make it into our building 24/7. Felt nice and safe.
Advice to owner:
Give a damn about your tenants and their living circumstances

Terrible Building Management and Super

Terrible unresponsive management! My partner and I first moved here in May of 2021. The day we moved, we should have known this was going to be a rollercoaster. As we were moving furniture, there was a birthday party which included guests, chairs, birthday cake, goodie bags, and a gift table. An event is happening in the hallway while people are moving. The building super was contacted and immediately stated that he couldn't do anything about it. Months later, our bathroom ceiling got molded, so we contacted the super and management. They [the building manager and super] were very dismissive in supporting their tenants, and it took them over two months to respond to our request. In June of 2022, our refrigerator broke down, we called management and the super to get it repaired, and again, they were never available. Within days our groceries were rotting, melting, and not lasting. Calling the management daily for support didn't work. We heard from the manager two weeks later, the day after we placed a 311 complaint.

In July 2022, the mold from the bathroom ceiling reappeared over the newly patched work. After months of contacting the office, a third-party contractor visited the apartment and informed us that there was leakage from upstairs. That same day he called the building super, and as usual, the building super said, "I'll look at it later," but never appeared. He advised us to call the landlord in regards to sending a plumber, but in the meantime, he would temporarily patch it again. Since July 2022, we've placed ten 311 complaints regarding our unsanitary living conditions [holes in the ceiling, mold, and sewage problems/ blockage] due to maintenance. The building manager has been contacted daily but doesn't respond to support, as "he's never available" unless he gets the 311 calls from the Department of Housing.

We advise you to save your money! The building is filthy, barely moped, piles of garbage are stacked in the entryway of the basement, and no one [suoer, manager, or the tenants] tries to resolve this hazardous problem. No one should pay about $2000 a month to live with excessive mold on the bathroom ceiling and experience daily sewage problems/ blockage since 2021. The building manager and super [who lives in the building] are either never available, are off/ vacation, get an attitude when discussing the unsanitary living conditions of our apartment, or they'll say they'll visit the apartment, we take a day off, for them to never appear. We've lived in this building for over one year and have placed multiple 311 complaints due to negligence.
Advice to owner:
Take care of your building and hire people that care about the well-being of others. No one should pay to live in a building with daily piles of garbage, hallway floors are not moped, and the apartment has excessive mold on the bathroom ceiling and experiences daily sewage problems/ blockage. The building manager and super [who lives in the building] are either never available, are off/ vacation, get an attitude when discussing the unsanitary living conditions of our apartment, or they'll say they'll visit the apartment, we take a day off, for them to never appear. Be more responsive to your tenants, and the building complaints due to negligence.

Pros:
The building is near a park and steps away from public transportation and the Henry Hudson highway.
Cons:
Not as clean as it should be (literally walked around a soda stain near my door from Monday to Thursday).
Noise in hallways, in fact when I moved into the building (the literal FIRST DAY I began moving in, there was an entire birthday party in the lobby.

The building manager barely exists. I've never met him, despite telling me he would come to look at the mold that's been in my bathroom ceiling for a year (and growing to this day) I have no idea what he looks like, frankly, I'm not sure if its the manager when I'm on the phone. I pay close to $2000 a month to be ignored by the super (he literally put his head down when he saw my wife and I) and the garbage...oh boy! The garbage management is HORRIFIC!! The tenants are allowed to put the garbage in the staircase to the basement. So.etimes the building cats do their part by eating the garbage

There is no way to actually reach you, J**** (not sure if I can legally say the name). Your number is not listed anywhere on the property nor is the office number. I had to get both from the Broker, Andy. You don't have an email...what respectable business that cares about the service it provides has no email or website? It's as if they were trying to be...unreachable!

Don’t want to sleep?

The inside of apartment. Big apartments
Cons:
Noisy. Dirty. Not safe (people coming in and out as pleased as buzzer was always broken). Stealing of packages. Super not responsive. Party every night of weekend out front and opened service door to let everyone attending party go into building to use bathroom. Car wash business run in front of building. Constant smoking of pot in staircases. Roach and mouse infestation. Laundry not usable due to rats in basement. Lobby floor dirty all the time.
Advice to owner:
Fix front door. Monitor súper more closely and you will see he does not do his job properly.

Unresponsive landlord

Apartments are big

Building manager was completely unresponsive to issues and the super pretends like he doesn’t know you when you call him. I had water backing up into my bathtub for months and they never sent a plumber or did anything to actually fix it. The super would occasionally respond to my calls and come snake the drain but never actually did anything that could fix the issue. The property manager never returned my calls. I had packages stolen and the building manager wouldn’t do anything about it despite having cameras in the common areas. Someone in the building definitely took at least one of my packages because I found the empty box in the middle of the hallway right in front of a security camera and the property manager wouldn’t do anything about it. Just overall a crappy management company handling this building and a super that doesn’t give a damn. Eventually I just got fed up and moved.
Advice to owner:
Don’t be lame?

Management is awful

Pros:
Good sized apartments, nice street, and great neighbors
Cons:
Management is unresponsive and is the hardest to get a hold of. Literally had a toilet clog that we couldn’t clear because it was the upstairs issue and they told us they could only come fix it three days later.
