Pros:
Building is mostly safe. Super is responsive. Free heater which is sometimes either too hot or not on enough but mostly runs well.
Cons:
Landlord company is completely unresponsive to serious issues. Constantly loud neighbors are ignored and they tell you to deal with it, even when you're threatened. Windows are old, drafty and latches to keep them open break constantly. Wood floors are outdated and falling apart. Maintenance work is incredibly shotty (sloppy paint and spackle jobs, etc). Issues with bed bugs. You can only mail rent checks and they constantly lose them, charging you a $50 fee. No security (main door breaks a lot).
Advice to owner:
Maintain responsibility and your end of the contract. Neighbors shouldn't be subjected to loud, violent people and left to deal with it on their own. Rehabs are desperately needed on windows and floors. Create an online way to pay rent.
