good space bad building

Pros:
The space you got was decent at least in our unit.
Cons:
The unit was outdated and in need of repairs and even if you asked management to repair it you'd spend more time harassing them to fix things than they actually spent fixing them and when they would fix things it would be the landlord special
Advice to owner:
Do better

Water hammer and water pooling on the floor

Pros:
The unit was spacious with many closets. The apartment is conveniently located near the A train and a supermarket.
Cons:
Water hammer during winter months made it impossible to sleep. It sounded like a hammer banging on a metal pipe and occurred every 45 minutes, lasting about two minutes each time. In addition, the sink drained into the dishwasher, meaning that water pooled on the floor every day, as the filter was smaller in the dishwasher and clogged repeatedly. The super is not responsive, and management repeatedly promised to fix the issues but never did.

Had roaches when I moved in. Had to file complaints with the city to get anything fixed.

Pros:
Unit is a decent size, well-lit, good closet space etc. Neighborhood is great. Folks are friendly. Lots of good restaurants nearby.
Cons:
As review title states, landlord Mark Scharfman is notorious in NYC for scheme-swapping, building and construction violations, and other criminal behavior. Got our unit's rental history and found it was illegally deregulated for several years, so we are paying more than we should for what is only nominally a "rent-controlled" unit. Pest problems (though thankfully no bedbugs). Building management is largely unresponsive when it comes to repairs. Constant noise pollution from construction, plus paint fumes and pest issues resulting from roof and facade work. TERRIBLE package theft issue. Google the landlord and the management company so you know what you're in for; our situation is not unlivable but certainly far from ideal.

Pros:
Close the the A-line subway. The area has a lot of good restaurants and decent grocery stores
Cons:
Beach Lane Management is unresponsive. Had to call 311 and get the city involved to get anything done. ie fixing the heat, roaches, load neighbors. Found out they have multiple lawsuits against them. Look up Mitchell Rothken and Sharfman Organization

Take care of the building and the tenants.
