Water hammer and water pooling on the floor
Former Tenant
Pros:
The unit was spacious with many closets. The apartment is conveniently located near the A train and a supermarket.
Cons:
Water hammer during winter months made it impossible to sleep. It sounded like a hammer banging on a metal pipe and occurred every 45 minutes, lasting about two minutes each time. In addition, the sink drained into the dishwasher, meaning that water pooled on the floor every day, as the filter was smaller in the dishwasher and clogged repeatedly. The super is not responsive, and management repeatedly promised to fix the issues but never did.

Owned by known slum lord
Former Tenant
Pros:
Cheap, near the A train.
Cons:
Had roaches when I moved in. Had to file complaints with the city to get anything fixed.

Owned by slumord Mark Scharfman - do research before renting!
Former Tenant
Pros:
Unit is a decent size, well-lit, good closet space etc. Neighborhood is great. Folks are friendly. Lots of good restaurants nearby.
Cons:
As review title states, landlord Mark Scharfman is notorious in NYC for scheme-swapping, building and construction violations, and other criminal behavior. Got our unit's rental history and found it was illegally deregulated for several years, so we are paying more than we should for what is only nominally a "rent-controlled" unit. Pest problems (though thankfully no bedbugs). Building management is largely unresponsive when it comes to repairs. Constant noise pollution from construction, plus paint fumes and pest issues resulting from roof and facade work. TERRIBLE package theft issue. Google the landlord and the management company so you know what you're in for; our situation is not unlivable but certainly far from ideal.

Stay Away From
Former Tenant
Pros:
Close the the A-line subway. The area has a lot of good restaurants and decent grocery stores
Cons:
Beach Lane Management is unresponsive. Had to call 311 and get the city involved to get anything done. ie fixing the heat, roaches, load neighbors. Found out they have multiple lawsuits against them. Look up Mitchell Rothken and Sharfman Organization
Advice to owner:
Take care of the building and the tenants.

Unresponsive management company
Former Tenant
Pros:
Our apartment is decently sized compared to other apartment units in other neighborhoods
Cons:
Management does not make repairs unless you contact HPD and they issue a violation. When someone finally comes for repara the job is subpar and thus weeks to months later the repairs need to be made again. Emailing management or trying to speak to someone goes nowhere. They're cheap with the heat in the winter, the super is rude. There's rats in the laundry and basement area. Bugs manage to work their way into the apartment and the exterminator is useless
Advice to owner:
Don't own property you're not willing to maintain
