RUN don’t walk AWAY

Pros:
Depends on the unit but there’s updated amenities but they don’t properly work. The neighbors do know everyone who’s a tenant which is nice and do try to take care of the building.
Cons:
It’s not safe!!!!! The amount of people shooting up drugs at the front door is scary. The building’s security system is absolute shit. The superintendent is awful and unresponsive. The amount of times my roommate and I texted and he left us on read especially when there was a safety emergency!!! We literally had the ceiling cave in from water damage and it took management 6 months to fix the damage.
Advice to owner:
Judith, get better management and fire your superintendent Wili.

Great apartments, awful building, management, and area

The new renovated apartments are very nice.
Cons:
Worst management ever. Reaching out for them to fix something is like pulling teeth. Drug addicts sit by the entrance to do drugs and soemtimes get into the building and stay in the lobby

Be more responsive and take care of the building

The actual apts are nice, renovated fairly decently
Cons:
Insanely loud outside, there are always addicts and users outside the building, management is incredibly slow (laundry was broken from 3 months before they fixed it)

Washer/dryer. Water pressure fine. Generally no issues with heat/hot water except one morning. close to 1 train, also target, Chick-fil-A.
Cons:
Cannot reach management and they lie to you when you do get to talk with them. Super was not very good and didn't solve issues in reasonable time (also didn't live there). Package theft - obviously an issue anywhere in NYC but here packages will certainly be stolen if left in mailroom for more than a few min (likely by other tenants).
Street noise is a huge issue. The food carts play loud music throughout the day in the summer. Cars are constantly honking at all times of day, blaring bachata, or just have terribly loud engines. People yell a lot outside. Neighbors play loud music.
There are *constantly* vagrants hanging out by the door or in the building. Often shooting up, needles and blood all over the place. The front door is just locked by a code (not by key) so easy for people to get in who don't belong there. Guy on first floor deals drugs and apparently does great business. People smoke in stairwell daily.
I seriously felt unsafe living here, in addition to all of these inconveniences mentioned above. I would caution anyone against living here.
Also, the owner is evidently in tenuous financial status, as the property was foreclosed and assigned to new owner/management for the month of February before being returned to previous owner/management (for better or worse).
Advice to owner:
Make it easier to reach management. Better security at the front door. Lease to better tenants.

Close to the subway, niceish renovations, close to my school, in unit washer/dryer
Cons:
apartment management is unprofessional, unresponsive, hostile. Everybody on the block has the code to get in the front door. People use on the front stoop and in the mailroom/lobby. Three or four time there was blood on the mailboxes and on my mail. My oven did not work. On a busy street so General street noises. Honking was bad.
Advice to owner:
Fix the front door, put up a gate or something to prevent all of Manhattan from coming in where people live.

REFUSES TO GIVE SECURITY DEPOSIT BACK

Absolutely nothing, worst apartment I’ve ever lived in and worst landlord I’ve ever had
Cons:
The list would be too long so let’s just hit some general bullet points

-landlord does not ever pick up calls
-heat/hot water goes away so constantly, you’d think it was never included in your rent
-they’ll shut down the heat/hot water during the coldest time of the winter
-trash room has no sense of organization
-landlord refuses to give anyone keys to the door downstairs, so you’re stuck with a code that won’t work if the system is undergoing maintenance. Basically you’ll be locked out of the very building when that happens
-when you move out, the landlord and building company pretends you don’t exist. Ignores your calls, emails and will not give you your security deposit back despite the super telling you the apartment’s in good shape

You’re better off homeless
Advice to owner:
Quit. You’re clearly not good at the job and I’m almost certain a child can do twice as much as you’ve done in your entire career as landlords

there was a W/D in unit
Cons:
almost everything. front door never locked. random people would come into the building and urinate or inject drugs in the hallway. there was a huuuugeee cockroach infestation. many intimidating people would congregate at the abandoned building next door. Property management did not care and was so unresponsive. I had to threaten to go to small claims court to receive my security deposit back because they were not answering any of my emails/calls.
Advice to owner:
change property management. change everything. bulldoze down the building and try again.

Poorly Managed and Steals Deposits

The renovations inside the apartment were great.
Cons:
1. The front door was constantly broken and people would find their way into the building to steal or sleep on the staircase.
2. The building management company was terrible about responding to concerns. It was virtually impossible to reach someone by the phone and there was limited success via email.
3. They allowed a roach infestation to spread throughout the building and canceled pest control visits for months.
4. They refuse to return security deposits despite you not owing them anything.
Advice to owner:
Find a better property management company and return tenants’ deposits!

• Building has a horrible plumbing system. Within several months of living here water started leaking trough the ceiling. Ended up evolving into a huge issue throughout the next several months because it was not fixed immediately and in order to fix it water had to be shut off in our apartment. Not having consistent access to water for a couple weeks is not ideal, especially when rent is $1,250.
• Loss of heat and hot water is a regular event in this apartment. Only had heat/hot water during ONE snow storm this winter (2020 into 2021), the rest of the storms this winter were absolute shit shows in this apartment. Not to mention the lack of heat/hot water on days when the temperature dropped below freezing. As I type this right now we currently do not have heat/hot water and it’s 45 degrees outside. Making a 311 report rarely gets anything done because once the heat/hot water gets turned back on, it conveniently stops working within a day or two. Messing with people’s livelihood in this way is inhumane in my book.
• The building is located next to what seems to be a halfway house. Constant addicts hanging around and acting up. Always a drug dealer nearby. There’s also homeless people that constantly hang out by the main entrance of the building and on some nights manage to gain access into the building. Seen needles next to drops of blood on the staircase, as well as some other sights that are a bit too graphic to describe on here. The glass on the entrance door has been shattered and replaced twice in 9 months.

The management of this building are complete slumlords. They are completely unresponsive to any problem. We reported water leaking from the ceiling for months and nothing was done. Our apartment ended up having extensive water damage from a faulty pipe that they would not look into until it was too late. This resulted in us having no water for over a week, with no warning. We made multiple requests to fix the damage, including mold that was forming, with no reply. During the winter there was often no heat on the coldest days. Almost as if it were intentional. Hot water would often be out, sometimes for days. Management blames it on a broken burner, however the super admitted they don’t fill up the gas often enough. Not to mention there are needles everywhere by the door and in the lobby. Its regular to see fiends shooting up right outside the building or even in the lobby. Even without all these issues it is also ridiculously overpriced

Where to begin...broken front door for months, haven for drug-users (needles and other drug paraphernalia frequently found in the stairwells and outside the front door), unclean common spaces (feces, urine, cigarette butts, trash, grime), no live-in super as advertised, stolen packages, no heat or hot water for days (but always turned back on before the city came to investigate), broken appliances not fixed, building management difficult to reach. Lived there for a year and never actually met the super. I’ve never spoken to the owner who, as his secretary admitted after days without hot water one of the many times it was an issue, was having “money troubles.” Honestly, it was pretty horrible and I wouldn’t wish it on my worst enemy.
Advice to owner:
You have no business asking for $2500 for a 2 bed and then put your tenants through the absolute ringer. Nothing short of scam artists.
